Private Streets in Braemar Are Not Always Maintained by the HOA

Being involved in the HOA for Tartan Hills Village, and also having a full-time career as a real estate agent, I know the ins and outs of Braemar real estate.  However, it wasn’t until the other day, when showing rural property in Nokesville that I realized what is usually thought to be a rural property issue could also be an issue for a handful of Braemar home owners. 

Road Maintenance Agreements.  FHA will not finance a loan for a property on a private street without them.  And private streets in Braemar are not always maintained by the HOA.

If you live in the townhouses or courtyard homes, you have live on private streets maintained by the HOA.  However, there are some home owners off of private alleys, pipe stems and non-VDOT streets that actually own a portion of their street, in conjunction with their neighbors.

In order for those Braemar home owners who own portions of their own streets with their neighbors, having a signed, notarized, and recorded Road Maintenance Agreement in place is in their best interest.  It protects each home owner from having to do more than their fair share of maintenance, and it will allow the home to be financed in the future by an FHA buyer.

File Your Non-Emergency Issues Online with the Prince William County Police

Prince William County, VA has an outstanding police force.  And they have just rolled out a new way to report non-emergency issues online at http://www.pwcgov.org/police.  I’ve always called the non-emergency dispatch number of 703-792-6500.  In fact, I have the number stored in my cell phone for those occasions when I see a stranded vehicle, a dog on the loose or other incident that doesn’t merit an 9-1-1 call.

The online reporting is meant for incidents that meet the following criteria:

  • It’s not an emergency
  • It occurred in Prince William County, VA NOT in City of Manassas or Manassas Park
  • You do not know who committed the crime or perpetrated the incident
  • You are at least 18 years old
  • You have an email address where you can receive information

Examples of crimes you can report online include:

  • Harassing calls, texts or emails
  • Hit & Run
  • Theft
  • Lost Property
  • Vandalism
  • Supplement to a Report Already Filed

The Prince William County Police encourage their residents to use this new tool responsibly.  They are reminding citizens that filing a false police report is a Class 1 misdemeanor, punishable by jail time of not more than 12 months, or a fine of not more than $2,500.

It was another snowy day in Braemar today.  And this is the kind of snow I like, just enough to make the ground white and not cause complete chaos with school closings and bad road conditions.  Won’t even need to shovel.  If the rest of our winter is like this I will be a happy lady. 

The Braemar townhouse market is already making me a happy lady.  With the last two months of 2011 behind us, we can take a look back and I can share with you the good news November and December brought to our real estate market.  As always, I have compiled data by separating Braemar  townhouses into two categories:  No Garage and Garage.  Let’s start with the former.

Braemar Townhouses with No Garage bad seven sales during November and December.  The high sales price was $265,000 and that price occurred twice.  The low sales price was $180,000.  The average of all seven gives us our new average market value for Braemar Townhouse with No Garage of $234,243.  That’s over a 5% increase since last report.  Unfortunately, since there were no sales in November and December 2010, we don’t have a year to year comparison.

If you placed your Braemar Townhouse with No Garage on the market, priced to current market conditions, this report indicates you could have your home under contract in an average of 25 days.  You could also expect a buyer to ask for nearly 1.5% of the sales price in closing cost help.

Braemar Garage Townhouses had five sales during November and December.  The high sales price was $265,000 and the low sales price was $243,000.  The average of all five sales gives us our new average market value for Braemar Garage Townhouses of $254,200.  That’s less than a 1/2% increase since last report and more importantly, nearly an 8% increase since the same reporting period last year.

If you placed your Braemar Garage Townhouse on the market, priced to current market conditions, you could expect it to be under contract in an average of 15 days.  You could also expect a buyer to ask you for about 2.5% of the sales price in closing cost help.

Seems as though Braemar will experience a mild winter this season.  Well, so far, so good.  It’s only January 7th so anything can happen.  Some of the largest storms we’ve experienced have been in February or March.  We’ll keep our hopes up that there are no major storms.  I know the HOA’s would be super happy about that.  Snow removal can be a big expense when you have a rough winter.

Since the last two months of 2011 are officially behind us, we can take a look back at the Braemar real estate market and see how it shook out.  In particular, we’ll look at sales in the Heritage Series homes.  Heritage Series homes are mid-sized single family homes in Braemar, built by Brookfield, that include the following floor plans:  Exeter, Yardley, Zachery and Waverly.

There were three sales, all in November, of Heritage Series homes.  Two Zachery models and one Yardley.  I know the details on the Yardley model sold because I represented the buyers.  They got one of the nicest houses I have ever seen in Braemar.  The high sales price was $415,000 and the low sales price was $380,000.  The average of all three gives us our new average market value for Braemar Heritage Series homes of $396,300.  That’s nearly an 11% increase since last report. Unfortunatley, there were no sales in the same reporting period last year, so that is a comparison we can not make.

If you placed your Braemar Heritage Series home on the market, priced to current market conditions, this report indicates that you could expect it to be under contract in less than two weeks time.  You could also expect a buyer to ask for an average of nearly 1% of the sales price in closing cost help.

Happy New Year to all my Braemar neighbors.  With the last two months of 2011 behind us we can take a look back at the Braemar real estate market, specifically with regard to sales of Braemar Courtyard homes.  Braemar Courtyard homes are characterized by their near zero lot line lots and five homes clustered around a private courtyard driveway.  The models of Courtyard homes include the Arlington, Ballston & Clarendon.

There were two sales of Braemar Courtyard homes during the months of November and December.  The high sales price of $339,900 belongs to a Ballston model with four bedrooms and three and a half bathrooms.  The low sales price of $322,000 belongs to a Arlington model with three bedrooms and three and a half bathrooms.    The average of their two sales prices gives us a new average market value of $330,950 for Braemar Courtyard homes.  Since there were no Braemar Courtyard home sales to report in September and October, we have no comparison to the last report.  However, this average market value is nearly 3% since the same reporting period last year.

If you placed your Braemar Courtyard home on the market, priced to current market conditions, this report indicates you could have your home under contract in about a month and a half.  You could also expect a buyer to ask for an average of just over 1.5% of the sales price in closing cost help.

Happy New Year to my fellow Braemar residents!  Seems that 2012 is off to a good start, but I know that because I took the time this week to compile information about our Braemar real estate market.   Allow me to share that with you. 

For the purposes of this particular report, I will share stats on the Braemar Carriage home market for the last two months of 2011.   A Braemar Carriage home is characterized by the detached garage or parking spaces in the rear of the home.  There are four types of Braemar Carriage homes and they include, from smallest to largest the following floor plans:  Maplewood, Norwood, Oakdale and Parkdale.

There were two Braemar Carriage homes that sold between the months of November and December.  The high sales price was $$357,000.  The low sale price was $340,000.  Both were the larger Braemar Carriage home models.  One an Oakdale, the other a Parkdale.  The average of their sales prices gives us a new average market value for Braemar Carriage homes of $348,500.  That means over a 13% increase since last report (not surprising since all those sales were the smaller Carriage homes) and nearly a 15% increase since the same time last year.

If you placed your Braemar Carriage home on the market, priced to current market conditions, you could expect it to be under contract in less than two weeks. You could expect a buyer for ask for a small closing cost contribution.

One of the first things Braemar was hit with in the New Year was a snow squall.  The temperatures got bitter cold (mid-teens) and before you knew it, snow flurries turned into a furry of snow.  It didn’t dump much on us, really just enough to turn the streets white for one night.  That was a few days ago.  Today temps were in the high 60’s.

Now that November and December are behind us we can close out the 2011 stats with a look back at the Braemar real estate market.  In particular, we’ll be looking at the resale activity of single family homes built by Brookfield Homes in the Arista Series.  These include the following models:  Allister, Buckingham & Canterbury.

There was only one resale of a Braemar Arista Series home between the months of November and December.  It was a Canterbury model with four bedrooms, four and a half bathrooms and a fully finished basement.  It listed for $450,000 and sold for $442,000.  That sale price becomes our new average market value for homes in the Arista Series, bringing property values down slightly over 4% since last report (September-October 2011.)  Since there were no sales at in the Arista Series in November and December 2010, we have no idea what property values have done year to year.

If you placed your Allister, Buckingham or Canterbury model home on the market, priced to current market conditions, you could expect to have it under contract in about one week.  You could also expect a buyer to NOT ask for closing cost assistance.  Competition for homes is fierce right now and serious buyers are doing what it takes to go under contract and get a Braemar home.  That includes not asking for closing cost help.
