Braemar Property Value Report:  November-December 2011 (Heritage Series)

Seems as though Braemar will experience a mild winter this season.  Well, so far, so good.  It’s only January 7th so anything can happen.  Some of the largest storms we’ve experienced have been in February or March.  We’ll keep our hopes up that there are no major storms.  I know the HOA’s would be super happy about that.  Snow removal can be a big expense when you have a rough winter.

Since the last two months of 2011 are officially behind us, we can take a look back at the Braemar real estate market and see how it shook out.  In particular, we’ll look at sales in the Heritage Series homes.  Heritage Series homes are mid-sized single family homes in Braemar, built by Brookfield, that include the following floor plans:  Exeter, Yardley, Zachery and Waverly.

There were three sales, all in November, of Heritage Series homes.  Two Zachery models and one Yardley.  I know the details on the Yardley model sold because I represented the buyers.  They got one of the nicest houses I have ever seen in Braemar.  The high sales price was $415,000 and the low sales price was $380,000.  The average of all three gives us our new average market value for Braemar Heritage Series homes of $396,300.  That’s nearly an 11% increase since last report. Unfortunatley, there were no sales in the same reporting period last year, so that is a comparison we can not make.

If you placed your Braemar Heritage Series home on the market, priced to current market conditions, this report indicates that you could expect it to be under contract in less than two weeks time.  You could also expect a buyer to ask for an average of nearly 1% of the sales price in closing cost help.
