Braemar Townhouse Report:  November-December 2011

It was another snowy day in Braemar today.  And this is the kind of snow I like, just enough to make the ground white and not cause complete chaos with school closings and bad road conditions.  Won’t even need to shovel.  If the rest of our winter is like this I will be a happy lady. 

The Braemar townhouse market is already making me a happy lady.  With the last two months of 2011 behind us, we can take a look back and I can share with you the good news November and December brought to our real estate market.  As always, I have compiled data by separating Braemar  townhouses into two categories:  No Garage and Garage.  Let’s start with the former.

Braemar Townhouses with No Garage bad seven sales during November and December.  The high sales price was $265,000 and that price occurred twice.  The low sales price was $180,000.  The average of all seven gives us our new average market value for Braemar Townhouse with No Garage of $234,243.  That’s over a 5% increase since last report.  Unfortunately, since there were no sales in November and December 2010, we don’t have a year to year comparison.

If you placed your Braemar Townhouse with No Garage on the market, priced to current market conditions, this report indicates you could have your home under contract in an average of 25 days.  You could also expect a buyer to ask for nearly 1.5% of the sales price in closing cost help.

Braemar Garage Townhouses had five sales during November and December.  The high sales price was $265,000 and the low sales price was $243,000.  The average of all five sales gives us our new average market value for Braemar Garage Townhouses of $254,200.  That’s less than a 1/2% increase since last report and more importantly, nearly an 8% increase since the same reporting period last year.

If you placed your Braemar Garage Townhouse on the market, priced to current market conditions, you could expect it to be under contract in an average of 15 days.  You could also expect a buyer to ask you for about 2.5% of the sales price in closing cost help.
