It’s that time of year again.  Time for the annual Braemar holiday party.  The 2012 Braemar holiday party will be at the Iona Sound Clubhouse on December 14th from 6:30pm-8:30pm.  As usual, Santa will be there for photos with the kids.  And the entire family can enjoy the horse-drawn hay ride.  Light refreshments will be served.

This is a great chance to get out and meet some of your Braemar neighbors.  We hope to see you there!

Everyone in Braemar should’ve had their fill of turkey and Black Friday shopping by now.  However, before we exit November, let’s take a look back at the Braemar townhouse market for the months of September and October 2012.  As always, we’ll divide townhouses into Garage Townhouses and Townhouses with No Garage.  For value comparison, we’ll look back to last report (July-August 2012) and last year (September-October 2011.)

Let’s start with Braemar Townhouses with No Garage.  During the months of September and October there were six sales.  The low sold price was $216,000.  The high sold price was $260,000.  The average of all six sales gives us our new average market value for a Braemar Townhouse with No Garage of $238,762.  That’s a 5% drop since last report, but over a 1.5% increase since last year.

If you placed your Braemar Townhouse with No Garage on the market, priced to current conditions, you could expect your townhouse to be under contract in under two weeks.  You could also expect a buyer to ask for an average of 1.6% of the sales price in closing cost help.

Braemar Garage Townhouses saw five sales.  The low sold price was $243,000 and the high sold price was $299,000.  The average of all five sales gives us our new average market value of Braemar Garage Townhouses of $275,400.  The represents less than a j1% increase since last report and nearly a 9% increase in value since last year.

If you placed your Braemar Garage Townhouse on the market, priced to current market conditions, you could expect it to be under contract in less than two weeks.  You could also expect a buyer to ask for an average of a 1.5% of the sales price in closing cost help.

The Braemar Holiday Party is less than one month away.  Mark your calendars for December 14, 2012 from 6:30pm-8:30pm for the event.  As always, there’ll be pictures of Santa and a horse-drawn hayride. Before September and October are a distant memory, let’s take a look back at the Braemar real estate market and see what happened with resales of Heritage Series homes during those two months.  Those are the mid-sized single family homes with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

During the months of September and October 2012, there were five resales of Heritage Series homes in Braemar.  The final sale prices ranges from $339,990 to $435,000.  The average of all five, and our new average market value for Braemar Heritage Series homes, is $404.798.  That represents nearly a 6% decrease in value since last report (July-August 2012,) but nearly a 1.5% increase in value since last year (September-October 2011.)

If you placed your Braemar Heritage Series home on the market, priced to current market conditions, this report indicates that you could expect it to be under contract in a little over seven weeks.  You could also expect a buyer to request an average of 1.3% of the sales price in closing cost help.

The peak of the fall colors in Braemar is past.  The trees lost a lot of their foliage during Hurricane Sandy and are now naked.  Hey, at least most of them are still standing after that storm.  Our neighborhood did take some damage, but thankfully nothing too major.  I saw a few homes with siding torn off and some signs blown down.  Other than that, we can count ourselves lucky.

With September and October behind us, it’s time to take a look back at the Braemar Courtyard home market.  In case you are unfamiliar, a Braemar Courtyard home is one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

Not unlike other reporting periods, there were no resales of Braeamar Courtyard homes during the months of September and October 2012.  Same thing happened in September and October 2011 in fact.  Because Braemar Courtyard homes make up such a small part of our community and appeal to such particular buyers, seeing no sales in a reporting period is not cause for panic.  So until we have more Courtyard homes sell, we’ll look back to last report’s (July-August 2012) average market value for a baseline.

I am so thankful that Braemar weathered Hurricane Sandy very well.  Following the Braemar Residents Facebook group that evening, it seemed there were quite a few home owners puzzled by leaks in windows and so forth.  It’s hard to stop rain driving at your home horizontally at 50 mph.  It’s going to find a way in.

With September and October behind us, let’s take a look back at the Braemar real estate market, specifically, Carriage homes.  These are characterized by the lack of attached garage.  Rather, it has a detached garage, if it has one at all  Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

There were two Carriage homes that sold, both in September.  The high sold price was $349,900.  The low sold price was $284,900.  The higher was an Oakdale with three finished levels, four bedrooms and two and a half bathrooms.  The lower was a Norwood with two finished levels, three bedrooms and two and a half bathrooms.  Their average becomes the new average market value for Braemar Carriage homes:  $317,700.  That’s nearly a 6% decrease since last report, but over a 3% increase since last year.

If you placed your Braemar Carriage on the market, priced to current market conditions, you could expect it to be under contract in about two and a half weeks.  You could also expect a buyer to ask for an average of  1.6% of the sales price in closing cost help.

Hurricane Sandy didn’t keep the trick-or-treaters away in Braemar on Halloween.  It was nice to see the young ones out and about in their costumes.  Now that September and October are behind us, we can take a look back at the Arista Series real estate market in Braemar.  Arista Series homes are the largest single family homes built by Brookfield Homes in Braemar and include the Allister, Buckingham and Canterbury.

Unfortunately, there were no resales of any Arista Series single family homes in Braemar in the last two months.  However, there were some equivalent sized homes that sold that were built by NV Homes.  Those counted for five sale sin Braemar during the months of September and October, and the average of their sales prices was $428,015.  Given the last report’s value of Arista Series homes of $412,000, this would mean a slight increase.

However, because there are sales of the exact same model homes that can be found by appraisers, we do like to compare like to like when we can find that.  And the builder designs and features between NV Homes and Brookfield Homes are different, so when there are like builder and like size homes to compare, that’s what is preferred.  Hence, the reason NV Homes are not counted in the Arista Series values.
