Braemar Property Value Report: September-October 2012 (Carriage Series)
I am so thankful that Braemar weathered Hurricane Sandy very well. Following the Braemar Residents Facebook group that evening, it seemed there were quite a few home owners puzzled by leaks in windows and so forth. It’s hard to stop rain driving at your home horizontally at 50 mph. It’s going to find a way in.
With September and October behind us, let’s take a look back at the Braemar real estate market, specifically, Carriage homes. These are characterized by the lack of attached garage. Rather, it has a detached garage, if it has one at all Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home. The models, from smallest to largest, include the Maplewood, Norwood, Oakdale and Parkdale.
There were two Carriage homes that sold, both in September. The high sold price was $349,900. The low sold price was $284,900. The higher was an Oakdale with three finished levels, four bedrooms and two and a half bathrooms. The lower was a Norwood with two finished levels, three bedrooms and two and a half bathrooms. Their average becomes the new average market value for Braemar Carriage homes: $317,700. That’s nearly a 6% decrease since last report, but over a 3% increase since last year.
If you placed your Braemar Carriage on the market, priced to current market conditions, you could expect it to be under contract in about two and a half weeks. You could also expect a buyer to ask for an average of 1.6% of the sales price in closing cost help.
The next Braemar Property Value Report will be out in January and will detail sales from the last two months of 2012.
