Braemar Property Value Report:  September-October 2012 (Heritage Series)

The Braemar Holiday Party is less than one month away.  Mark your calendars for December 14, 2012 from 6:30pm-8:30pm for the event.  As always, there’ll be pictures of Santa and a horse-drawn hayride. Before September and October are a distant memory, let’s take a look back at the Braemar real estate market and see what happened with resales of Heritage Series homes during those two months.  Those are the mid-sized single family homes with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

During the months of September and October 2012, there were five resales of Heritage Series homes in Braemar.  The final sale prices ranges from $339,990 to $435,000.  The average of all five, and our new average market value for Braemar Heritage Series homes, is $404.798.  That represents nearly a 6% decrease in value since last report (July-August 2012,) but nearly a 1.5% increase in value since last year (September-October 2011.)

If you placed your Braemar Heritage Series home on the market, priced to current market conditions, this report indicates that you could expect it to be under contract in a little over seven weeks.  You could also expect a buyer to request an average of 1.3% of the sales price in closing cost help.
