Braemar Townhouse Report: September-October 2012

Everyone in Braemar should’ve had their fill of turkey and Black Friday shopping by now.  However, before we exit November, let’s take a look back at the Braemar townhouse market for the months of September and October 2012.  As always, we’ll divide townhouses into Garage Townhouses and Townhouses with No Garage.  For value comparison, we’ll look back to last report (July-August 2012) and last year (September-October 2011.)

Let’s start with Braemar Townhouses with No Garage.  During the months of September and October there were six sales.  The low sold price was $216,000.  The high sold price was $260,000.  The average of all six sales gives us our new average market value for a Braemar Townhouse with No Garage of $238,762.  That’s a 5% drop since last report, but over a 1.5% increase since last year.

If you placed your Braemar Townhouse with No Garage on the market, priced to current conditions, you could expect your townhouse to be under contract in under two weeks.  You could also expect a buyer to ask for an average of 1.6% of the sales price in closing cost help.

Braemar Garage Townhouses saw five sales.  The low sold price was $243,000 and the high sold price was $299,000.  The average of all five sales gives us our new average market value of Braemar Garage Townhouses of $275,400.  The represents less than a j1% increase since last report and nearly a 9% increase in value since last year.

If you placed your Braemar Garage Townhouse on the market, priced to current market conditions, you could expect it to be under contract in less than two weeks.  You could also expect a buyer to ask for an average of a 1.5% of the sales price in closing cost help.
