Braemar Townhouse Report: November-December 2012

Braemar Townhouse Report:  November-December 2012

Braemar Garage Townhouse in BristowTwo more months until we are officially out of winter and into spring and there’s been no snow and fairly mild temps to date.  There are some below freezing day time temps forecast for Bristow this week, but other than that, we’ve had a pretty mild winter here in Braemar.  (knock on wood)

With November and December behind us, we can take a look back at the last two months of 2012 and see how the Braemar townhouse values made out as the year came to a close.  As has always been the case in the Braemar Townhouse Report, townhouses are separated into two categories:  No Garage and Garage.

Townhouse with No Garage saw five resales in the last two months of the year.  The high sales price was $260,000.  The low sales price was $225,000.  The average of all five sales gives us our new average market value for Braemar Townhouses with No Garage of $236,300.  That’s only 1% down since last report, and nearly 1% up since last year.  That’s what I call stability in values.

Braemar Townhouses with No Garage, November-December 2012

If you placed your Braemar No Garage Townhouse on the market today, priced to current market conditions, you could expect it to be under contract in three weeks.  You could also expect a buyer to ask for an average of nearly 1.5% of the sales price in closing cost help.

Garage Townhouses had no sales in the last two months of the year.  However, our last report showed the average market value at $275,400.  Current values, given the stability we are seeing with the No Garage Townhouses, are probably in the same ball park.  Averages for closing cost assistance and days on market are usually very close between the Garage and No Garage Townhouses.  So for expectations of how long you would be on the market if priced to current market conditions, and what a bueyr would expect for closing cost help, refer to the No Garage Townhouse values.

The next Braemar Townhouse Report will be out in March and will detail sales from the first two months of 2013.  Until then, if you want to investigate selling your Braemar townhouse, give me a call for a free market analysis of your specific home’s value in today’s market.  I’ve been a Braemar resident and full-time Bristow Real Estate Agent since 2005.  I added the distinction of being a Short Sale Agent in 2007 to my resume.  No matter what your equity position, I can get your Braemar townhouse sold for the maximum amount of money, in the shortest period of time.  No one knows Braemar better!

Braemar Condo Quarterly: October-December 2012

Braemar Condo Quarterly:  October-December 2012

Braemar Condo, BristowHappy New Year to my fellow Braemar residents.  With the last quarter of 2012 on the books, it is time to look back and see how Braemar condo values fared as 2012 came to close.

There were only two sales of Braemar condos to report in the fourth quarter of 2012.  The high sales price was $210,000, while the low sales price was $165,000.  The average of their two sales prices gives us our new average market value of Braemar condos:  $$187,500.  That’s over a 5.5% increase since the average value noted in the third quarter report of 2012.  However, it’s nearly a 1% drop in value since the fourth quarter of 2011.

Braemar Condo Quarterly: October-December 2012

If you placed your Braemar condo on the market today, priced to current market conditions, this report indicates you could expect it to be under contract in a little over a week.  You may also not have to pay anything to assist your buyer with closing costs.  As the market demand has increased and inventory levels have decreased, buyers have become more competitive in the way they write their offers.  Not asking for closing cost assistance in one way you may see a buyer compete for your Braemar condo..

The next Braemar Condo Quarterly will be out in April and will detail sales from the first quarter of 2013.  Until then, if you are contemplating the sale of your Braemar condo, call me for a free market analysis of your specific condo’s value.  I’ve been a full-time real estate agent and Braemar resident since 2005.  I’ve also been a Braemar Short Sale Agent since 2007.  No matter what your equity position, I can get you the most amount of money for your Braemar condo in the shortest amount of time.  No one knows Braemar better!

Braemar Property Value Report:  November-December 2012 (Heritage Series)

Happy New Year to all my fellow Braemar residents.  So far, it’s been a really busy one.  The real estate market is hopping.  And with November and December behind us, Yardley Model Home in Braemarwe can look back and see how Heritage Series home values ended the year.  Heritage Series homes are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were two Yardley models that sold in December.  The high sales price of $439.900 was for a five bedroom, three and a half bathroom home with a finished, walk out level basement.  The low sales price of $410,000 was for a four bedroom, two and a half bathroom home with an unfinished basement.   The average of the sales prices gives us our new average market value for Heritage Series homes of $424,500.  That’s nearly a 5% increase since last report and nearly a 22% increase since last year.  Heritage Series homes fit the bill for highest buyer demand:  Single family homes with four or more bedrooms, under $450K,  in the Patriot High School District.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Heritage Series home on the market, priced to current market conditions, you could expect it to be under contract in a little over one month’s time.  I should note, given the demand I am seeing in the marketplace, I expect that number to go down.  You could also expect a buyer to ask for an average of about 2% of the sales price in closing cost help.

Braemar Property Value Report:  November-December 2012 (Courtyard Series)

We’re one month into winter and still no snow in Braemar.  Some of you may cheer Ballston Model Braemar Courtyard Homeat that, but not me.  I love at least one good snow each winter and flurries don’t count.  In my book, if it’s going to be cold, it may as well snow.  Give me a change of scenery with a blanket of white on everything.

With 2012 behind us, we can take a look back at the Braemar Courtyard home values for the months of November and December.   In case you are unfamiliar, a Braemar Courtyard home is one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

There were three Braemar Courtyard home sales during the last two months of 2012.  Two were Arlington models and one was a Ballston.  The high sales price was $354,900, while the low was $340,000.  The average of all three sales prices gives us our new average market value for Braemar Courtyard homes–$346,900.  Since there were no sales during the previous reporting period of September-October 2012, we don’t have a report to report comparison on value.  However, looking back to last year, the average market value of a Braemar Courtyard home is up nearly 5%.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar Courtyard home on the market  priced to current market conditions, you could expect your home to be under contract in an average of about two months.  One home was on the market for 150 days, another for 30 and one sold in 2 days!  You could also expect a buyer to ask for an average of nearly 2.5% of the sales price in closing cost help.

The next Braemar Property Value Report will be out in March and will detail sales from January and February.  Until then, if you are thinking of selling your Braemar home, give me a call for a free market analysis.  I’ve been a Braemar resident and full-time Bristow Real Estate Agent since 2005. In 2007, I added the distinction of being a Short Sale Agent to my resume.  No matter what your equity position, I can get your Braemar home sold as fast as possible, and for the most amount of money.  And remember, no one knows Braemar better!

Braemar Property Value Report:  November-December 2012 (Carriage Series)

Looking at the forecast for Bristow, it looks like we are about to get walloped with some day time temps below freezing.  Braemar residents will want to make sure they snowy carriage homeare bundled up for that.  Despite the fact that it’s mid to late January, it is now time to look back to the last two months of 2012 and see how Braemar Carriage home values fared.  Carriage homes are characterized by the lack of attached garage.  Rather, it has a detached garage, if it has one at all  Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

There were two Carriage homes that sold during November and December.  One was an Oakdale with four bedrooms and two and a half bathrooms and an unfinished basement selling for $344,000.  The other was a Maplewood model with three bedrooms, three and a half bathrooms and a partially finished basement selling for $345,000.  The average of their sale prices gives us our new average market value of $344,500.  That’s nearly an 8.5% increase since last report, but a little over a 1% decrease in value since last year.  While we see a big increase report to report and a slight decrease year to year, to me that is overall stability in Braemar Carriage home values.

Carriage

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar Carriage home on the market, priced to current market conditions,  you could expect it to be under contract in less than two weeks.  You could also expect a buyer to ask for an average of over 2% of the sales price in closing cost assistance.  While we are in seller’s market, with low inventory and high buyer demand, we are still finding that a majority of buyers are in need of closing cost assistance.  If you are planning to sell your Braemar Carriage home, expect to see this request in offers you receive.

The next Braemar Property Value Report will be out in March and will detail sales from the first two months of 2013.   Until then, if you are thinking of selling your Braemar Carriage home, give me a call for a free market analysis of your specific home’s value.  I’ve been a Braemar resident and full-time Bristow Real Estate Agent since 2005.  I added the distinction of being a Short Sale Agent in 2007.  No matter what your equity position, I can get your Braemar home sold for the maximum amount of money in the shortest period of time.  And most importantly…No one knows Braemar better!

Braemar Property Value Report:  November-December 2012 (Arista Series)

How many Braemar residents were excited with the forecast of snow that we were supposed to get this past Thursday?  I know I was.  I love seeing our community blanketed in snow.  It was disappointing to wake up today and see nothing on the ground.  Bummer.

Allister model in the snow of 2009-2010Not unlike the forecast of snow, if you’ve been looking forward to this Braemar Property Value Report detailing sales of homes in the Arista Series, well, there isn’t much to report.  Arista Series homes, if you aren’t familiar with that term, are the largest single family homes built by Brookfield Homes in Braemar and include the Allister, Buckingham and Canterbury.

There were no Arista Series homes that sold during November and December last year.  I know that there is strong buyer demand for such homes because I am personally representing buyers looking for homes like those in Arista Series.  There was, however, one sale of an NV Home in Braemar.  A Brandenburg model with 3,056 finsihed square feet (not including basement) that sold for $435,000 on the last day of November.  That’s about the size of an Allister or Buckingham model.  Perhaps even a more modest Canterbury.

Arista

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037Comparing that $435,000 sale to the average value of an Arista home being $442,000 one year ago, it’s easy to see that home prices in the Arista Series should be considered stable.   I suspect they are even trending up a bit.  Of course, with no sales for two consecutive reporting periods, that’s simply my gut talking.

The next Braemar Property Value Report will be out in March  and will detail sales from the first two months of 2013.  Until then, if you are thinking of selling your Braemar home, call me for a free market analysis of your specific home’s value in today’s market.  I’ve been a Braemar resident and full-time Bristow Real Estate Agent since 2005.  I’ve also been a Short Sale Agent since 2007.  I know our local market and how your home fits into it.  No one knows Braemar better!
