Braemar Townhouse Report: November-December 2012
Two more months until we are officially out of winter and into spring and there’s been no snow and fairly mild temps to date. There are some below freezing day time temps forecast for Bristow this week, but other than that, we’ve had a pretty mild winter here in Braemar. (knock on wood)
With November and December behind us, we can take a look back at the last two months of 2012 and see how the Braemar townhouse values made out as the year came to a close. As has always been the case in the Braemar Townhouse Report, townhouses are separated into two categories: No Garage and Garage.
Townhouse with No Garage saw five resales in the last two months of the year. The high sales price was $260,000. The low sales price was $225,000. The average of all five sales gives us our new average market value for Braemar Townhouses with No Garage of $236,300. That’s only 1% down since last report, and nearly 1% up since last year. That’s what I call stability in values.
If you placed your Braemar No Garage Townhouse on the market today, priced to current market conditions, you could expect it to be under contract in three weeks. You could also expect a buyer to ask for an average of nearly 1.5% of the sales price in closing cost help.
Garage Townhouses had no sales in the last two months of the year. However, our last report showed the average market value at $275,400. Current values, given the stability we are seeing with the No Garage Townhouses, are probably in the same ball park. Averages for closing cost assistance and days on market are usually very close between the Garage and No Garage Townhouses. So for expectations of how long you would be on the market if priced to current market conditions, and what a bueyr would expect for closing cost help, refer to the No Garage Townhouse values.
The next Braemar Townhouse Report will be out in March and will detail sales from the first two months of 2013.
