Braemar Condo Quarterly: January-March 2013

Braemar Condo Quarterly:  January-March 2013

There has been a lot of real estate activity in Braemar since the calendar rolled over to 2013 and it has kept me quite busy.  I’m ashamed to say that it wasn’t until I received a call from a Braemar condo owner looking to sell this summer that I realized I had never published the first quarter stats for Braemar condo resales when March came to a close.  Well, there’s no time like the present, so let’s get to it.

Condo ExampleLike the last quarter of 2012, there were only two resales of Braemar condos in the first quarter of 2013.  The high sales price of $243,000 (wow) went to a three bedroom, two and a half bathroom, one car garage condo.  The low sales price of $195,000 went to a three bedroom, three and a half bathroom condo with no garage.  The average of their two sales prices gives us our new average market value for Braemar condos of $219,000.  That’s nearly a 17% increase since last report.  And since there weren’t any Braemar condo resales in the first quarter of 2012, well, we are definitely making some serious progress.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar condo on the market, priced to current market conditions, this report indicates your home would be under contract in one week.  It also indicates that buyers are getting an average of almost 1.5% of the sales price in closing cost help from Braemar condo sellers.

The next Braemar Condo Quarterly will be out in July and will detail sales from the second  quarter of 2013.  Until then, if you are contemplating the sale of your Braemar condo, call me for a free market analysis of your specific condo’s value.  I’ve been a full-time real estate agent and Braemar resident since 2005.  I’ve also been a Braemar Short Sale Agent since 2007.  No matter what your equity position, I can get you the most amount of money for your Braemar condo in the shortest amount of time.  No one knows Braemar better!

Braemar Single Family Home Under Contract in Four Days!!

Braemar Single Family Home Under Contract in Four Days!!

9713 Native Rocks Drive in Braemar hit the market on May 8, 2013 for $420,000

This Yardley model home in Braemar with five bedrooms and three and a half bathrooms hit the market on May 8, 2013 priced at $420,000.  Within twenty-four hours it had an offer, then another the next day and yet another.

The Sellers weren’t as confident in the market as I have been projecting to them.  I insisted from our first meeting that a Braemar home, priced right and  in the Patriot High School district, would get gobbled up quickly.   I know this because I work the Bristow-Gainesville marketplace every day as a full-time Associate Broker with Long & Foster REALTORS® in Gainesville.  I specialize in Braemar homes because this is also my neighborhood.

My market experience was right on the money.  In just four days this Braemar Yardley was under contract.  The settlement will take place in June, so stay tuned to this blog for the final sales price.

In the meantime, if you are thinking of selling your Braemar home, call me for a free market analysis of your home’s value in today’s sellers market.  No one knows Braemar better!

Braemar Garage Townhouse Off the Market in Five Days!

Braemar Garage Townhouse Off the Market in Five Days!

This one car garage, end unit townhouse in Braemar hit the market on May 6, 2013 priced at $285,000.  Being a Short Sale, the Sellers realized that the buyer pool would be limited to those who could wait thirty to forty-five days for bank approval of the sale.  They 10132 Pale Rose Loop listed for $285,000 on May 6, 2013were shocked, when just two days into the listing period, they had two offers on this three bedroom, two full/ two half bathroom home.

The winning offer had the home removed from the MLS (multiple listing service) just five days later.

Now begins the process of getting the short fall of the mortgage payoff approved by the mortgage holder….in this case, the VA (Veterans Administration.)  While commonly known as a Short Sale, the VA’s version of a Short Sale is called a VA Compromise Sale but works much the same as a Short Sale.  The difference being that the VA Compromise Sale does affect your VA eligibility amount for future home purchases with a VA loan.

If you or someone you know has been relocated with the military and owes more than they are going to get for the sale of their home, call me and we’ll discuss the Short Sale option for your home.  I’ve been working with Bristow and Gainesville Short Sales since 2007 and can put my experience to work for you.

Just Listed:  Five Bedroom Yardley for $420,000

9713 Native Rocks Drive in Braemar hit the market on May 8, 2013 for $420,000

On the evening of May 8, 2013, this Yardley model home in Braemar hit the market priced at $420,000.  Being located in the Patriot High School district is already a selling feature before I even tell you what features this Yardley sports inside and out.

The Yardley floor plan is popular for having its formal rooms (living and dining) separate, and the open informal rooms (family room, kitchen and breakfast nook.)

Kitchen in the Yardley

Yardley Family Room with ExtensionThe owners took advantage of the extensions to the family room and breakfast nook when building this home with Brookfield Homes.  They also chose to put hardwood flooring in every room except the family room on this main level.

The family room, one of my favorites in the Yardley, is light and bright with a wall of windows on one side, and windows on either side of the gas fireplace.

Off the family room, there is a sliding glass door that leads to the brick patio.  Here you can host outdoor gatherings and enjoy the tranquil back yard space that combines lawn, a mulch garden area and tall deciduous trees.

Back Yard

Upstairs are four bedrooms and the laundry room, complete with full size washer and dryer.  The fourth bedroom and the upper level laundry were also options that the owners chose when building this home.

Owner's Suite in the Yardey

The owner’s suite has two walk-in closets, and a full attached bathroom with dual sinks and vanities.  Like the hall bathroom, it has a tub/shower combo.

The basement is fully finished with a large recreation space, additional bedroom and a third full bathroom.

Basic cable and internet with RCN are included in the monthly HOA fee, along with access to the many amenities in Braemar which include two outdoor pool, multiple tennis courts, basketball courts, tot lots and more.

10132 Pale Rose Loop listed for $285,000 on May 6, 2013

It’s always exciting to get a new listing in Braemar.  This one is a Short Sale, but I bet it won’t be on the market long.  Besides the fact that it is an end unit with a one car garage, deck and wooded view…it has some very appealing upgrades.

Let’s start with the kitchen.  With dark granite surfaces contrasting to lighter cabinets, and the stainless steel appliance suite…and don’t forget the hardwood floors that continue beyond the kitchen…it’s easy to picture yourself spending a lot of time in this room.  What a perfect place to entertain.  It’s open to the family room and dining area, and just outside the sliding glass doors is a wood deck that walks down to the lower level.

Kitchen

Floor to ceiling Palladian windows come alive in the late afternoon sun.   It was described to me as “the diamond room” because it sparkles that time of day.

Family Room

Back of TownhouseThe basement offers a modest recreation area and walk out exit.  There’s a powder room on this level, and the main level.

The uppermost level is where you find three bedroom and two full bathrooms.  The Master Suite has an attached bath and is the largest room by far.  It has two closets, one of which is a walk-in, Jacuzzi tub, separate shower and extra wide, one sink vanity.  The remaining two bedrooms are what you would expect in a townhouse, the smallest coming in at 9′ x 9′ and the larger coming in at 9′ x 10′.  They share the hall bath with one sink/vanity and a tub/shower combo.

This end unit townhouse in Braemar is in the sought after Patriot High School District.  It is also one block from Cedar Point Elementary School and Braemar Park.

As a Short Sale, I anticipate a buyer will need to wait 45-60 days for Short Sale Approval.  If that is something you can deal with, and you’re interested in the home, give me a call.
