Braemar Property Value Report: July-August 2013 (Ryan Homes)

Braemar Property Value Report:  July-August 2013 (Ryan Homes)

Ryan Home in Braemar, Bristow, VAWhile spring may be the season of renewal and new life, fall is bringing something new to the Braemar Property Value Reports.  Now, there will be two new reports.  One for NV Homes and one for Ryan Homes.  You asked for it, you got it.

This particular report is going to detail sales of single family homes built by Ryan Homes in Braemar during the months of July and August.  There are no previous reports to link to, but I did compile the same information for the months of May and June 2013 and July and August 2012 for the sake of comparison.

There were three resales of single family homes built by Ryan Homes in Braemar during the last two months of summer.  The high sold price was one that I was happy to bring my Buyer-client too.  It sold for $437,500.  The low sold price was $360,000.  The average of all three gives us our average market value for Ryan Homes in Braemar of $405,833.  That represents over a 6% drop since the sales of May and June 2012 and a 12.5% drop since the last two months of summer 2012.

Braemar Property Value Report: July-August 2013 (Ryan Homes)

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar Ryan Home on the market, priced to current market conditions, you could expect it to be under contract in an average of about a week.  You may also be enjoying the increased buyer demand so much that you give absolutely NO closing cost assistance.  That’s right.  Not one of these three sales gave closing cost help.

The next Braemar Property Value Report will be out in November and will detail sales from the months of September and October.  If you want to know your specific home’s value in today’s marketplace, call me for your free market analysis.  I’ve been a full-time real estate agent and Braemar home owner since 2005.  In 2007, I also added the distinction of being a Short Sale Agent.  No matter what your equity position, I can get you the most money in the shortest amount of time when you sell your Braemar home.  No one knows Braemar better!

Braemar Property Value Report:  July-August 2013 (NV Homes)

The chill in the fall air is something I can’t seem to get enough of in Braemar this Fall is here in Braemartime of year.  It’s a close rival to the early summer smell of honeysuckles.  I think I like whichever one best that I am experiencing at the moment.  So now, that’s fall.

This particular Braemar Property Value Report is the first of its kind, featuring sales in the Braemar comunity of single family homes built by NV Homes.  These are large single family homes in the community, with attached two car garages.  Like most of the other Braemar Property Value Reports, it will come out every other month.

During the last two months of summer, July and August, five NV Homes sold within Braemar.  The high sold price was $535,000.  The low sold price was $410,000.  The average of all five gives us an average market value of NV Homes in Braemar of $485,760.  Even though this is the first installment of this report, I did go back and run numbers for the months of May and June 2013, and July and August 2012.  Respectively, this means litte more than a 1% increase since the previous two months, but over a 5.5% drop in average market value since the reporting period last year.

Braemar Carriage Home Under Contract in 22 Days

Braemar Carriage Home Under Contract in 22 Days

13802 Tartan Hills Parkway listed on August 25, 2013 and was Under Contract on September 16, 2013.On August 25 (2013) I had the pleasure of listing this Parkdale Carriage home in Braemar just off of Tartan Hills Parkway.  It hit the market priced at $379,000, what would become 107% of the average market value for a Braemar Carriage home based on the latest Braemar Property Value Report.

I am happy to report that it went under contract in less than average time, in only 22 days.  That’s 35% than the average marketing time of a Braemar Carriage home that sold in July and August.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037Unfortunately, I won’t be able to disclose the final sales price until it hits the settlement table, but that should be late October, so stay tuned.  And in the meantime, if you are thinking of selling your Braemar home, give me a call for a free market analysis of your home’s worth in today’s market.  The fall market still has amazing buyer demand, so your chance to sell in 2013 has not passed you by.

Yardley in BraemarThe pools are closed and the schools are back in session.  Summer may be officially over, but certainly not forgotten.  In this Braemar Property Value Report, we’ll take a look back at the last two months of summer and see how the Braemar Heritage Series home values fared.  If you don’t already know, Heritage Series homes in Braemar are mid-sized single family homes built by Brookfield homes, with attached two car garages and include the following floor plans:  Exeter, Yardley, Zachery and Waverly.

There were five resales of homes in the Heritages Series during the months of July and August.  Not surprisingly, the majority were Yardleys, the most popular model in Braemar.  The other two were Exeters.  The high sold price was $475,000 and the low sold price was $400,000.  The average of all five gives us our new average market value of $432,700 for Braemar Heritage Series homes.  The represents a $225 increase in value since last report (not percentage worthy increase, but stability in value nonetheless) and less than a 1% increase in value since last year.

Braemar Courtyard Home (Ballston Model)

You’re probably enjoying the cool, sunny weather that Mother Nature has bestowed on us lately.  And after reading how hot the Braemar Courtyard home market was in the last two months of summer, you may need to step outside and cool off. In case you are unfamiliar, a Braemar Courtyard home is one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

There were three resales of Braemar Courtyard homes in the last two months of summer.  Oddly, they were are all Arlington models.  The high sold price was $391,000.  The low sold price was $350,000.  The average of all three sales gives us our new average market value of $369,667 for Braemar Courtyard homes.  That’s an increase of over 3% since last report and an increase of over 7% since last year.  That’s great news for Braemar Courtyard homes that have seen values go up and down with sporadic sales activity.

Braemar Carriage Home (Parkdale)

Thoughts are quickly turning to fall in Braemar.  The pool is closed and school is back in session.  Yet before we close the book completely on summer, let’s look back at the last two months of it and see how the Braemar Carriage home values fared.  Of course, if you don’t know what a Braemar Carriage home is, they are characterized by the lack of attached garage.  Rather, it has a detached garage, if it has one at all. Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

There were five sales of Carriage homes in Braemar during the last two months of summer.  Two Parkdales, two Norwoods and a Maplewood.  The high sold price was $397,150 and the low sold price was $310,000.  (That low was a Short Sale in not-so-great-shape.)  The average of all five sales gives us our new average market value for Braemar Carriage homes of $353,340.  That’s a $160 dollar drop since last report, which in my eyes is nothing more than stability.  However, compared to last year, Braemar Carriage homes increased over 4.5% in average market value.
