Braemar Property Value Report:  September-October 2013 (Ryan Homes)

Ryan Home in Braemar, Bristow, VAFollowing the value of single family homes built by Ryan Homes in Braemar is something that I have just started doing.  The residents of the community spoke up our various Facebook pages and said they wanted a Ryan Homes report.  Ta-dah!  Here it is.  This particular installment looks at Ryan Homes sold during September and October.

There were two Ryan Homes that sold in Braemar during the past two months.  The high sold price was $495,000.  The low sold price was $425,000.  The average of the two gives us our average market value of $460,000 for Ryan Homes.  That’s over a 13% increase in average market value since last report.  And while I didn’t publish a report for this same reporting period last year, I did run the stats so I could give you a year to year comparison.  This new average market value of $460,000 is nearly a 1.5% increase since last year.

NV Home in BraemarWatching NV Home values is something I did when I first started these property reports in 2005,
 but I soon dropped the NV reports because the values seemed to bounce all over the place.  There was no consistency.  Perhaps it was the market, as it was on a steep dive.  We’ll see.  This is the second report for sales of NV Homes in Braemar, and it is detailing sales from September and October.

There was one NV Home that sold in the last two months.  It was a Remington model with four bedrooms, two and a half bathrooms and an unfinished basement.  It listed for $464,900 and sold for $465,000.  So being the only sale in the last two months, this sold price of $465,000 is our new average market value for NV Homes in Braemar.  That is over a 4% drop in average market value since last report.  And while there is no formal report for sales during September and October 2012, for the sake of comparison I did run them.  The current average value of $465,000 is up nearly 8% since last year.

Braemar Townhouse with No Garage, Bristow, VAThe trees in Braemar went from brilliant fall colors to completely naked limbs in what seems like only two weeks.  The wind accompanying the cold fronts had leaves tapping on my bedroom window all night.  The good news is, despite the racket, I got enough sleep to inform you as to what happened in the Braemar townhouse market during the months of September and October.  So let’s get started.

There were six Braemar townhouses that sold during the last two months.  And for our purposes, townhouses are not condos, patio homes or piggyback townhouses.  They are attached only on the sides and fee simple ownership.  There are some townhouses in our neighborhood that are condo ownership, though the exterior maintenance, oddly enough, is still on the home owners.

The high sold price was $330,000 and the low sold price was $236,000.  The average of all six sold prices gives us our new average market value for Braemar townhouses of $272,567.  That represents more than a 2% decrease in average market values since last report, but an increase in average market value of over 6.5% since last year.

If you placed your Braemar townhouse on the market, priced to current market conditions, you could expect it to be under contract in an average of about one month.  You could also expect a buyer to ask for an average of 1.5% of the sales price in closing cost help.

Yardley Model in Braemar, Bristow, VANow that spring and summer are over the time to sell your Braemar home is over, right?  WRONG!  Fall is a great time to sell and this report tells the tale.  This is a look back at sales in September and October of Braemar single family homes in the Heritage Series.   Those are the mid-sized single family homes with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were nine Heritage Series homes that sold over the last two months, and six of those are the ever popular Yardley model—that’s the mid-sized of the mid-sized single family homes that make up the Heritage Series.  The high sold price was $466,000 and the low was $400,000.  The average of all nine sales gives us our new average market value for Braemar Heritage Series homes of $433,333.  That’s about a 1/10 of 1% increase since last report and a 7% increase in value since last year.

You could also expect a buyer to ask for an average of 1% of the sales price in closing cost help.  Some buyers may need none.  Some may need more.  This is simply a percentage of what the average seller subsidy was compared to the average sales price.

The fall has not stopped buyer demand for Braemar homes, but always thins the amount of competition you face as a seller.  Fall and winter are a great time to sell.

Courtyard Home in BraemarSeems the leaves in Braemar went from brilliantly colored last weekend to non-existent this weekend.  That gorgeous fall color doesn’t last long.  And it seems fall is quickly turning into winter.  Let’s take a look back at the first two months of fall, September and October, and see what happened with Bristow Courtyard home sales and values.  Of course, if you didn’t know, Braemar Courtyard homes are any one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

There were two sales of Braemar Courtyard homes in the last two months.  They were both Arlington models.  High sold price was $380,000 and the low was $321,000.  A big difference that had a lot to do with one of the homes having an additional bedroom and an exit from the basement where the other didn’t.  This makes the average market value for a Braemar Courtyard home $350,500.  That’s a decrease of just over 5% since last report.  And since there were no sales of Braemar Courtyard homes during the same reporting period last year, there is no year to year comparison.

IChris Ann Cleland, Braemar Real Estate Agent, 703-402-0037f you placed your Braemar Courtyard home on the market, priced to current conditions, this report indicates it would be under contract in an average of just nine days.  That is fast!  You may also not have to pay any closing costs on behalf of the buyer.  Both of the sales that happened in this report paid nothing in closing cost help.  That’s something that many buyers will do without in a market with little inventory and many buyers.

This was the Carriage home that sold for the highest price in September & October 2013.Carriage homes are among my favorite in our community of Braemar.  To me, they look like homes that should be under a Christmas tree, adorned with snow.  And before you know it, we’ll be in those snowy months and that image of those snowy, quaint homes will be reality.  For now, let’s take a look back at the months of September and October and see how Braemar Carriage home values fared as summer ended and fall began.

Braemar Carriage homes are characterized by the lack of attached garage.  Rather, it has a detached garage, if it has one at all. Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

There were three Carriage homes that sold during the past two months and their styles varied.  There was a Norwood, Oakdale and Parkdale that sold.  Their sold prices ranged from $350,000 to $378,000.  I’m happy to have been the Listing Agent of the Carriage home with the highest sold price.  Even though it was the only one without a finished basement and had basic finishes, it sold for more than a more upgraded competitor.  The average of all three sales gives us our new average market value for Braemar Carriage homes of $363,667.  That’s nearly a 3% increase since last report and a 14.5% increase since last year.

The trees are shedding their leaves in Braemar and sunset is coming around much Canterbury in Braemarearlier.  It is most definitely fall.  Of course, fall started back in September.  Not officially, but I have always considered the day after Labor Day the first day of fall, since that is when Prince William County reconvenes public school. So with September and October behind us, we can look back to the real estate activity for Braemar.

In this report, we’ll take a specific look at resale in the Arista Series.  Those are the large single family homes built by Brookfield Homes and include these three floor plans:  Allister, Buckingham and Canterbury.

To start, there was only one Arista Series home that sold between September and October.  It was a Canterbury with four bedrooms and three and a half bathrooms.  It sold for its full list price of $491,000, which is our new average market value for Braemar Arista Series homes.  Compared to last report, that is over a 6.5% decrease in average value.  And there is no year to year comparison because there were no resales this same reporting period last year.
