Braemar Property Value Report: September-October 2013 (Arista Series)
The trees are shedding their leaves in Braemar and sunset is coming around much earlier. It is most definitely fall. Of course, fall started back in September. Not officially, but I have always considered the day after Labor Day the first day of fall, since that is when Prince William County reconvenes public school. So with September and October behind us, we can look back to the real estate activity for Braemar.
In this report, we’ll take a specific look at resale in the Arista Series. Those are the large single family homes built by Brookfield Homes and include these three floor plans: Allister, Buckingham and Canterbury.
To start, there was only one Arista Series home that sold between September and October. It was a Canterbury with four bedrooms and three and a half bathrooms. It sold for its full list price of $491,000, which is our new average market value for Braemar Arista Series homes. Compared to last report, that is over a 6.5% decrease in average value. And there is no year to year comparison because there were no resales this same reporting period last year.
If you placed your Allister, Buckingham or Canterbury on the market, priced to current market conditions, this report indicates that you would be under contract in about a month and a half. It also prepares sellers for buyers asking for an average of nearly 1.5% of the sales price in closing cost help.
The next Braemar Property Value Report will be out in January and will detail sales from the last two months of 2013.
