Braemar Property Value Report: September-October 2013 (Carriage Series)
Carriage homes are among my favorite in our community of Braemar. To me, they look like homes that should be under a Christmas tree, adorned with snow. And before you know it, we’ll be in those snowy months and that image of those snowy, quaint homes will be reality. For now, let’s take a look back at the months of September and October and see how Braemar Carriage home values fared as summer ended and fall began.
Braemar Carriage homes are characterized by the lack of attached garage. Rather, it has a detached garage, if it has one at all. Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home. The models, from smallest to largest, include the Maplewood, Norwood, Oakdale and Parkdale.
There were three Carriage homes that sold during the past two months and their styles varied. There was a Norwood, Oakdale and Parkdale that sold. Their sold prices ranged from $350,000 to $378,000. I’m happy to have been the Listing Agent of the Carriage home with the highest sold price. Even though it was the only one without a finished basement and had basic finishes, it sold for more than a more upgraded competitor. The average of all three sales gives us our new average market value for Braemar Carriage homes of $363,667. That’s nearly a 3% increase since last report and a 14.5% increase since last year.
If placed your Braemar Carriage home on the market, priced to current conditions, this report indicates it would be under contract in an average of less than two weeks. You could also expect that a buyer may ask for an average of less than 1% of the sales price in closing cost help.
The next Braemar Property Value Report will be out in January and will detail sales from the last two months of 2013.
