Braemar Townhouse Report: September-October 2013
The trees in Braemar went from brilliant fall colors to completely naked limbs in what seems like only two weeks. The wind accompanying the cold fronts had leaves tapping on my bedroom window all night. The good news is, despite the racket, I got enough sleep to inform you as to what happened in the Braemar townhouse market during the months of September and October. So let’s get started.
There were six Braemar townhouses that sold during the last two months. And for our purposes, townhouses are not condos, patio homes or piggyback townhouses. They are attached only on the sides and fee simple ownership. There are some townhouses in our neighborhood that are condo ownership, though the exterior maintenance, oddly enough, is still on the home owners.
The high sold price was $330,000 and the low sold price was $236,000. The average of all six sold prices gives us our new average market value for Braemar townhouses of $272,567. That represents more than a 2% decrease in average market values since last report, but an increase in average market value of over 6.5% since last year.
If you placed your Braemar townhouse on the market, priced to current market conditions, you could expect it to be under contract in an average of about one month. You could also expect a buyer to ask for an average of 1.5% of the sales price in closing cost help.
The next Braemar Townhouse Report will be out in January and will detail sales from November and December.
