Braemar Property Value Report: November-December 2013 (NV Homes)

Braemar Property Value Report:  November-December 2013 (NV Homes)

It is time for another Braemar Property Value Report, this time detailing sales from November and December for single family homes built by NV Homes.  There really aren’t a lot of these in the neighborhood.  I’m learning that Ryan Homes has more of a presence.  And of course, Brookfield Homes has the largest footprint in the community.

NV Homes in Braemar (Bristow, VA)

Unfortunately, there were no sales of single familiy homes builty by NV Homes during the last two months of 2013.  I really don’t think it is anything to be alarmed by.  Since they do make up a smaller number of homes in the community, this is going to happen from time to time.  Best to rely on last report’s figures until we have new ones.  Or, an NV Home owner could look to the Arista Series or Ryan Home reports for ideas of neighborhood values for homes similar to theirs.  Links are at the end of this report.

It’s hard for me to believe that January is almost over.  Didn’t we just celebrate the turn of the New Year.  Goodness time flies.   And who knew it would be so cold in Braemar this January?  It is bone chilling.  The good news is that the buyers don’t seem to notice.  They are out there looking, whether you realize it or not.  And there were out in November & December too.  Let’s take a look and see what the year end activity meant to single family homes built by Ryan Homes in Braemar.

Ryan Home in Braemar, Bristow, VA

There were two sales of Ryan Homes in the last two months of 2013.  The high sold price was $545,000 and that was of a Waverly with five bedrooms and three and a half bathrooms, not to mention a fully finished basement.  The low sold price was $435,000–a Victoria model with four bedrooms, two and a half bathrooms and an unfinished basements.  Very different homes, but when we average them, we get our new average market value for Ryan Homes in Braemar of $490,000.  That average value represents a 6.5% increase in value since last report and over a 20% increase in value since last year.

Braemar Townhouse Report: November-December 2013

Braemar Townhouse Report:  November-December 2013

If you asked a person on the street about the year end real estate market, they Braemar Garage Townhouse in Bristowwould most likely think that the Braemar real estate market would slow down then.  November is the start of the holiday season with Thanksgiving, followed by the festive December with Christmas, Hanukkah and New Year’s Eve.  I’m here to tell you that is absolutely not true.  In this edition of the Braemar Townhouse Report, focusing on the last two months of 2013, you will see why.

For starters, there were seven townhouses in Braemar sold between November and December. Apparently the holiday months get people in the mood to find a home.  The highest sold price was $290,500.  The lowest sold price was $235,007.  Odd number on that last one.  Perhaps a James Bond fan bought it.  When you take the average of all seven sales, you get our new average market value for a Braemar townhouse of $266,215.  While that is over a 2% decrease in average value since last report, it is over a 12.5% increase in average value since last year.

Braemar Property Value Report:  November-December 2013 (Heritage Series)

It is not a normal Bristow winter when twenty-three degrees is feeling warm.  It feels like someone took our lovely community of Braemar and put it on an iceberg.  Unfortunately, in the coming days, there seems to be no end in sight to our arctic chill.

Yardley in Braemar, Bristow, VAPerhaps this Braemar Property Value Report will give you a distraction from the cold.  It’s a look at sales of homes in the Heritage Series during the last two months of 2013.  Heritage Series homes are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were two Yardleys that sold during the last two months of the year.  The high sold price was $468,000 and the low sold price was $428,000.  Averaging them out we get our new average market value for a Braemar Heritage Series home of $448,000.  That number represents nearly a 3.5% increase since last report and a 5.5% increase since the same time period last year.

Looking for something to warm you up on this bitter cold day?  It is not often Braemar sees temps in the single digits or teens.  Makes me happy to see the high of nineteen degrees.

Ballston Model Braemar Courtyard HomeThis edition of the Braemar Property Value Report, focusing on Courtyard homes in Braemar should get your blood pumping.  Before we start, let’s clarify what makes a home, a Courtyard home.  Braemar Courtyard homes are any one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

There were two sales of Braemar Courtyard homes during the last two months of 2013.  One was exactly what is described above, a Ballston floor plan off of a private courtyard drive.  The other, however, was for an Arlington floor plan that the builder must have used as a model before construction started on the Courtyard home section of Braemar.  It was located on a lot, just like any other single family home in Braemar, off of Gentle Shade.  However, the price for your own driveway didn’t seem to make a big enough difference as the homes sold only $5,000 apart.  The average of their sold prices gives us our new average market value for Courtyard homes of $384,000.  That’s over a 9.5% increase since last report and over a 10.5% increase in average value since last year.

Braemar Property Value Report: November-December 2013 (Carriage Series)

Braemar Property Value Report:  November-December 2013 (Carriage Series)

It would be great to be the person that delivers good news about the Braemar real estate market all the time.  Unfortunately, in the real estate industry, good news is not always what is on tap.  That being said, the bad news is not necessarily as bad as may initially think.

Carriage Home in BraemarWhat am I getting at?  Well, it’s time for another Braemar Property Value Report, which looks at sales of Braemar Carriage homes over the last two months.  In this report, we’re focused on the last two months of 2013.  And to clarify what a Braemar Carriage home is: Braemar Carriage homes are characterized by the lack of attached garage.  Rather, it has a detached garage, if it has one at all. Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

The news for Braemar Carriage homes this report is not great.  There were three resales of Carriage homes in the last two months of 2013.  The low sold price was $349,000.  The high sold price was $353,000.  Only one of the homes that sold was a four bedroom on the upper level floor plan—an Oakdale. The average of all three sales gives us our new average market value of Braemar Carriage homes–$350,666.  Unfortunately that average market value represents just over a 3.5% decrease since last report.  The good news is that, compared to last year, it is nearly a 2% increase in average value.  So it isn’t all bad news.  And having a Braemar Carriage home slated to settle on January 31st, I do have a sneak peek at what the future holds.  The next report will bring better news.

Braemar Property Value Report: November-December 2013 (Carriage Series)

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar Carriage home on the market, priced to current conditions, you could expect it to be under contract in just under two weeks.  You could also expect to pay buyer closing costs averaging 1/2% of the sales price.  Not bad.  I remember when the average seller subsidy was 1 1/2% of the sales price.

The next Braemar Property Value Report will be out in March and will detail sales from the first two months of 2014. Until then, if you are thinking of selling your Braemar Carriage home, give me a call for a free market analysis of your specific home’s value.  I’ve been a Braemar resident and full-time Bristow Real Estate Agent since 2005.  I added the distinction of being a Short Sale Agent in 2007.  No matter what your equity position, I can get your Braemar home sold for the maximum amount of money in the shortest period of time. And most importantly…No one knows Braemar better!

As a Braemar Arista Series home owner myself, I am always curious to know what is happening with my home’s value.  (Arista Series homes are the large single family homes built by Brookfield Homes and include three floor plans:  Allister, Buckingham and Canterbury.)  Before I even get to the numbers, let me say that this one makes me happy.

Allister Model in Bramear

There were two sales during the months of November and December of Arista Series homes.  Not surprisingly, both were Canterburys, the most popular of the three floor plans.  The higher of the two sold prices was $530,000; the lower $500,000.  The average of both, $515,000, is the new average market value for an Arista Series home in Braemar.  This is nearly a 5% increase since last report.  Year to year, who knows?  There were no Arista Series homes that sold during this same period in 2012.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Allister, Buckingham or Canterbury on the market, priced to current conditions, you could expect it to be under contract in an average of three weeks.  And given the intense demand for homes, you may not have to give any closing cost help to a buyer.
