Braemar Property Value Report:  November-December 2013 (Arista Series)

As a Braemar Arista Series home owner myself, I am always curious to know what is happening with my home’s value.  (Arista Series homes are the large single family homes built by Brookfield Homes and include three floor plans:  Allister, Buckingham and Canterbury.)  Before I even get to the numbers, let me say that this one makes me happy.

Allister Model in Bramear

There were two sales during the months of November and December of Arista Series homes.  Not surprisingly, both were Canterburys, the most popular of the three floor plans.  The higher of the two sold prices was $530,000; the lower $500,000.  The average of both, $515,000, is the new average market value for an Arista Series home in Braemar.  This is nearly a 5% increase since last report.  Year to year, who knows?  There were no Arista Series homes that sold during this same period in 2012.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Allister, Buckingham or Canterbury on the market, priced to current conditions, you could expect it to be under contract in an average of three weeks.  And given the intense demand for homes, you may not have to give any closing cost help to a buyer.

The next Braemar Property Value Report will be out in March and will detail sales from the first two months of 2014.  Until then, if you are thinking of selling your Braemar home, call me for a free market analysis of your specific home’s value.  I’ve been a Braemar resident and full-time Bristow Real Estate Agent since 2005.  I’ve also been a Short Sale Agent since 2007.  I know our local market and how your home fits into it.  No One Knows Braemar Better!
