Another Braemar Condo SOLD!!

This three bedroom, two and a half bathroom Braemar condo hit the market priced 10028 Lord Lovat Way,Sold for $240,000 on March 28, 2014at $240,000 on February 4, 2014.  It was only a matter of six days before it was under contract.  There were a ton of calls from interested buyers and plenty of showings.  There simply wasn’t anything on the market in Bristow priced below $250,000.

The road to settlement was a smooth one, and maybe a bit longer than most.  It was under contract on February 9th, but didn’t go to settlement until March 28th.  That’s almost two months.  However, it worked to the advantage of the Sellers who didn’t want to rent back and had the ability to buy their next home without selling this one first.  It also worked for the Buyers who were in a rental agreement that they could not break.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037On March 28th, this Braemar condo went to settlement for full list price of $240,000.  The Sellers agreed to give $3,100 in closing cost assistance to the Buyers and buy them a home warranty.  A happy ending for all involved.

Braemar was developed by Brookfield Homes.  As such, the majority of homes in the community are built by Brookfield.  However, NV Home in BraemarBrookfield did sell some of their lots to builders like NV Homes and Ryan Homes.  And by popular demand of the neighborhood, I had once again added the NV Home edition of the Braemar Property Value Report.

Unfortunately, there were no sales during the months of January or February of NV Homes in Braemar.  Same was true last report (November & December.)

We have passed the official beginning of spring, and yet there is a forecast of some snow for tomorrow in Bristow.  I know Braemar residents are sick of it, all except the kids.  We are all looking forward to more pleasant spring weather.  Of course, buyers and sellers in Bramear weren’t hibernating during the first two months of 2014, despite the brutal temps and snow storms.  In this Braemar Property Value Report we’ll see what happened with values in the single families built by Ryan Homes in Braemar.

Ryan Home in Braemar, Bristow, VAThere was one sale in the first two months of the year of a Ryan Home.  It was a Vandenburg model with four bedrooms, three and a half bathrooms and an unfinished, walkout basement.  It listed and sold for $405,000.  So that, being the only sale, is now the average market value for Ryan Homes.  This $405,000 average market value means over a 17% decrease in value since last report and over a 10% decrease in value since last year.  Is that real?  I really wouldn’t bank on it.  The buyer demand in Braemar for single family homes is far too intense for values to be falling.  This is just what happens when you take one sales price and compare it to averages of multiple sales.

Sounds like we might have one more brush with old man winter before we enter an Braemar Garage Townhouse in Bristowuninterrupted spring.  The sneak preview of spring in Braemar has been quite nice the past several days.  Despite the miserably cold temperatures and snow storm after snow storm, Braemar buyers were out gobbling up townhouses in the neighborhood.  The lucky Braemar sellers that took advantage of the winter market are glad they did.  In this Braemar Townhouse Report, we’ll take a look back at the months of January and February and see what happened with Braemar townhouse values.

For starters, there were five townhouses that sold in Braemar during January and February.  They all had attached garages.  Maybe it’s coincidence, or maybe having a garage is more top of mind with buyers when they keep getting dumped on by snow storms.  The sold prices ranged from $294,000 to $315,000.  Their average gives us our new average market value for Braemar townhouses of $306,400.  That’s just over a 15% increase since last report and a 24% increase since last year.  More importantly, we have squarely gotten sold prices over the $300,000 mark, which seemed a ceiling for a long time.  Only one sale in this report was below that $300,000 mark.

While out and about today, I heard someone say that Bristow is expecting another one to two feet of snow next week.  In my mind I envisioned a Melissa McCarthy Identity Thief style punch to the throat of the person telling me this.  Please, no Yardley in Braemar, Bristow, VAmore snow.  I think all of us are ready for spring.  The good news is that cold temps and snow storms didn’t keep Braemar buyers and sellers from doing business.

In this edition of the Braemar Property Value Report, we will look back at the first two months of 2014 and see how the Heritage Series homes in our neighborhood fared in value.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were three Heritage Series homes that sold in the first two months of the year.  Two Yardleys and one Zachery.  The sold prices ranged from a low of $424,900 and a high of $447,500.  The average of all three gives us our new average market value of a Braemar Heritages home of $435,800.  That represents almost a 3% loss in average market value since last report, but more importantly, nearly an 8% increase since this time last year.

One of the great things about a community like Braemar is the variety of houses available for buyers.  Granted, not enough of them are currently on the market to meet Arlington Model Courtyard Homebuyer demand, but there are many different home styles in our neighborhood.  This Braemar Property Value Report will focus on the first two months of 2014 in the Courtyard Series.  Braemar Courtyard homes are any one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

There were two Braemar Courtyard homes that sold during our reporting period.  Both were Arlington models.  This means they are the first two homes in the courtyard and face the street.  The high sold price was $405,000 and the low sold price was $385,000.  The average of the sales gives us a new average market value for Braemar Courtyard homes of $395,000.  That’s an increase of nearly 3% since last report and over a 19% increase since the same time last year.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar Courtyard home on the market, priced to current conditions, this report indicates it would be under contract in an average of just over one week.  You could also expect a buyer to ask for an average of 2% of the sales price in closing cost help.  While these Courtyard homes often lose buyers to homes with yards, the lack of available homes for sale makes this a great time to sell a Courtyard home.

One of my favorite style of homes in Braemar are the Carriage homes.  Quaint is the word that comes to mind, particularly after a nice fresh snow.  And we’ve certainly had our Braemar Carriage Home (Norwood Model)fill of snow in Bristow this winter.  I know we are all ready for spring.  Of course, when we look at real estate values and try to glean where were are headed for spring, we look backwards.  And this Braemar Property Value is looking back to the first two months of 2014 in the Carriage Series.

Braemar Carriage homes, for those who may not know, are characterized by the lack of attached garage.  Rather, they have a detached garage, if they have one at all. Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

It is always a special Braemar Property Report for me when I know I have sold one of the listings.  In this report, there were two Braemar Carriage homes that sold.  A three bedroom Norwood and a four bedroom Parkdale.  Though one was substantially larger (the Parkdale) there were only $7,000 separating them in sales price.  The Norwood sale at $378,000 (my listing) was the highest sold price for a three bedroom Braemar Carriage home since August 2007.  The average of the two sold prices gives us our new average market value for Braemar Carriage homes of $381,500.  That’s nearly a 9% increase in average value since last report and over a 26.5% increase since last year.

Popular Canterbury Model in BraemarWhile it is only a matter of days before we are officially in the spring season, we continue to be pounded by snow in Braemar.  And on trash and recycle days!  As if we didn’t have a hard enough time cramming all of our recycle from one week into the bin, the pick up gets rescheduled or skipped when it snows on recycle day.  It’s a bummer.

We’re not here to talk about the weather, or how small our recycling bins feel.  The purpose of the Braemar Property Value Report is to detail sales of homes in Braemar.  This particular report concerns homes in the Arista Series by Brookfield Homes.  Those were the largest homes built by Brookfield and include the Allister, Buckingham and Canterbury models.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037Unfortunately, there were no sales of any Arista Series homes during the first two months of 2014.  The last average property value we have for Braemar Arista Series homes is $515,000 from last report, covering the last two months of 2013.  And for now, that will have to do.  Certainly, given the recent activity I’ve seen in the Arista Series, I’d say we are in way better shape than last year.  We will just have to wait until next report to see where we stand.

Just when you think winter has had its last say, and spring is on the way, another load of snow dumps from the sky.  And I suppose there are some Braemar sellers that are waiting for the sure fire signs of springs, like green grass, budding trees, birds chirping and flowers blooming before they put their homes on the market.  I can tell  you this much, Braemar buyers aren’t waiting.

The Sellers of this Canterbury model were set to hit the market on March 1st at $525,000.  The thought being that their home would show one of its finest features best when there wasn’t any snow on the deck and it wasn’t too cold to stand in the back yard.  Having a Brazilian Ipe hardwood deck and patio covered up by snow and ice is definitely not ideal.  But word has a way of circulating between agents about what listings they have coming up.  And that was the case with this one.  A Buyer’s Agent heard about it, asked when it was hitting the market, then asked politely for a sneak peak the week before that MLS list date.

Large Ipe Deck--10204 BroadswordThe Sellers accommodated the sneak peak with pleasure.  And the next day they had an offer in hand.  I can’t tell you the details.  What I can tell you is that the home was set to list for $525,000 and the offer was one that they felt was worth accepting prior to opening themselves up to the MLS.

You might think that a For Sale By Owner would have been able to pull the same quick sale.  Not so.  What made this sneak peak a possibility was agents networking.  For Sale By Owners are not plugged in to the agents that work this market full-time.  Only other agents are.  And when you do this job full-time, it’s bound to become more than a job and more like a lifestyle.

Just so you know what lists at $525,000 in Braemar, this is a Canterbury with two finished levels and an unfinished walk up basement.  It has hardwoods throughout the main level, excluding the laundry and mud room.  It has an extra long garage and the family room extension. Kitchen upgrades include Corian counters, maple cabinets and a Butler’s Pantry with a wine rack, wine glass rails and hands free swinging door to formal dining room.  There is also a luxury master bathroom upstairs, adorned in ceramic tile.   The third bedroom has its very own attached full bathroom.   Another bedroom has private access to the second full bathroom and its own sink.  The fourth bedroom has hallway access to the second full bathroom.  The back of the home where the family room, kitchen, study and deck were located have a southern exposure for all day sun.
