Braemar Property Value Report:  January-February 2014 (Carriage Series)

One of my favorite style of homes in Braemar are the Carriage homes.  Quaint is the word that comes to mind, particularly after a nice fresh snow.  And we’ve certainly had our Braemar Carriage Home (Norwood Model)fill of snow in Bristow this winter.  I know we are all ready for spring.  Of course, when we look at real estate values and try to glean where were are headed for spring, we look backwards.  And this Braemar Property Value is looking back to the first two months of 2014 in the Carriage Series.

Braemar Carriage homes, for those who may not know, are characterized by the lack of attached garage.  Rather, they have a detached garage, if they have one at all. Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

It is always a special Braemar Property Report for me when I know I have sold one of the listings.  In this report, there were two Braemar Carriage homes that sold.  A three bedroom Norwood and a four bedroom Parkdale.  Though one was substantially larger (the Parkdale) there were only $7,000 separating them in sales price.  The Norwood sale at $378,000 (my listing) was the highest sold price for a three bedroom Braemar Carriage home since August 2007.  The average of the two sold prices gives us our new average market value for Braemar Carriage homes of $381,500.  That’s nearly a 9% increase in average value since last report and over a 26.5% increase since last year.

The next Braemar Property Value Report will be out in May and will detail sales from March and April.
