Braemar Property Value Report:  January-February 2014 (Heritage Series)

While out and about today, I heard someone say that Bristow is expecting another one to two feet of snow next week.  In my mind I envisioned a Melissa McCarthy Identity Thief style punch to the throat of the person telling me this.  Please, no Yardley in Braemar, Bristow, VAmore snow.  I think all of us are ready for spring.  The good news is that cold temps and snow storms didn’t keep Braemar buyers and sellers from doing business.

In this edition of the Braemar Property Value Report, we will look back at the first two months of 2014 and see how the Heritage Series homes in our neighborhood fared in value.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were three Heritage Series homes that sold in the first two months of the year.  Two Yardleys and one Zachery.  The sold prices ranged from a low of $424,900 and a high of $447,500.  The average of all three gives us our new average market value of a Braemar Heritages home of $435,800.  That represents almost a 3% loss in average market value since last report, but more importantly, nearly an 8% increase since this time last year.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar Heritage Series home on the market, priced to current conditions, you could expect it to be under contract in an average of about two months.  You could also expect a buyer to ask for an average of about 1% of the sales price in closing cost help.
