Braemar Property Value Report: January-February 2014 (Ryan Homes)
We have passed the official beginning of spring, and yet there is a forecast of some snow for tomorrow in Bristow. I know Braemar residents are sick of it, all except the kids. We are all looking forward to more pleasant spring weather. Of course, buyers and sellers in Bramear weren’t hibernating during the first two months of 2014, despite the brutal temps and snow storms. In this Braemar Property Value Report we’ll see what happened with values in the single families built by Ryan Homes in Braemar.
There was one sale in the first two months of the year of a Ryan Home. It was a Vandenburg model with four bedrooms, three and a half bathrooms and an unfinished, walkout basement. It listed and sold for $405,000. So that, being the only sale, is now the average market value for Ryan Homes. This $405,000 average market value means over a 17% decrease in value since last report and over a 10% decrease in value since last year. Is that real? I really wouldn’t bank on it. The buyer demand in Braemar for single family homes is far too intense for values to be falling. This is just what happens when you take one sales price and compare it to averages of multiple sales.
What we can get from this report is that if you placed your Ryan Home on the market, priced to current conditions, you could expect it to be under contract in about a month. You could also expect a buyer to ask for a little over 1% of the sales price in closing cost help.
The next Braemar Property Value Report will be out in May and will detail sales from March and April.
