Braemar Piggyback & Patio Quarterly:  January-March 2014

In all the market reports I have prepared for Braemar since 2005, I realize that I have not focused on piggyback townhouses or patio homes.  These are truly unique homes and definitely can not be compared to other townhouses in Braemar.  When a buyer pictures a townhouse, they want a backyard.  The piggyback townhouses do not offer a back yard at all.  But they do offer a two car garage.  The patio homes, meanwhile, offer a modest side yard but are only two levels.

For this very first Piggyback & Patio Quarterly, we will look at sales for each of these homes and see where their values are falling out.

In the first quarter of 2014, there was one piggyback townhouse that sold.  It sold for $306,000, whihc was over its list price of $299,999.  There will be a lot more information for the second quarter as there are currently two piggyback townhouses under contract, ranging in their list prices from $279,900 to $305,990.

If you placed your Braemar piggyback townhouse on the market, this report indicates it would be under contract in 3 days and you would pay an average of $1,900 in closing cost assistance to the buyer.

While I would love to bring news of patio home values in Braemar, there wasn’t even one that sold in the first quarter of 2014.  Hopefully we’ll have something for the second quarter.  When comps were pulled for this report, there were none on the market, but the spring market is just beginning.

10028 Lord Lovat Way,Sold for $240,000 on March 28, 2014The first quarter of the Braemar condo market was really quiet, but not for lack of buyer demand.  Buyers are out in full force and looking for affordable housing, just like Braemar condos.  Right now, there is only one Braemar condo on the market.  It was listed for $249,900 and after 18 days on  the market went under contract.  I’m sure we’ll be talking about that one at the beginning of July for the second quarter report, but let’s look at what happened in the first quarter.

There was only one Braemar condo sold in the first three months of 2014.  It happened to be my very own listing.   It listed and sold for $240,000.  That’s what the high sold price from last report, but last year the high was $3,000 higher.   However, the average from last year was $219,000.  Maybe prices are rising a bit, but we’re going to need to see some more sales to know for sure.

Just Sold in Braemar:  Two Finished Level Canterbury for $525,000

A full week before this Canterbury model in Braemar was to hit the market on March 1st (2014,) I was speaking casually with an associate of mine at Long & Foster in Gainesville.  Chit chatting with fellow agents may seem like a waste of time, but it is most
certainly not.  I mentioned this listing coming up and the conversation focused on it.  She had Buyers that were looking for something exactly like it.10204 Broadsword Drive in Braemar sold for $525,000 on April 25th.

After a request from her Buyers to get a look inside before it hit the market, my Sellers decided that was a good plan.  We told them the list price of $525,000 and let them in to take a look.  It wasn’t long before we had a full price offer from them.  A few details ironed out between Buyers and Sellers and this Canterbury was under contract before it ever hit the MLS on February 28th.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037The home itself was nicely appointed with hardwood floors throughout the main level, Corian counters in the kitchen and an upgraded ceramic flooring in the owner’s bathroom.  It also had a great lot backing to some trees, was fully fenced and had a genuine Brazilian Ipe hardwood deck.  What it didn’t have was a finished basement.

There were no appraisal issues and no home inspection repairs requested.  It was as smooth a transaction as a sale can be.  It closed for $525,000 on April 25th.

One of the largest single family homes you can own in Braemar is a Canterbury.  And with over 5,400 square feet of finished living space, this is one of the largest Canterbury models in the neighborhood.  Let’s start on the main level.

The second level is where find the majority of the bedrooms, most notably the palatial owner’s suite.  Fitting furniture in here is not a problem.  Owner’s bedroom steps up to the two walk-in closets and a luxury bathroom where the focal point is the jetted, soaking tub, framed by a vanity on each side.  There is also a stall shower and water closet.  All but on of the three remaining bedrooms on the second level are attached to a bathroom.  However, a Jack and Jill style bathroom connecting to a bedroom on one side and hall on the other solves bathroom access for that lone bedroom.

The basement is comprised of one large recreation space, a finished bedroom with a dual entry full bathroom.  It has walk-out stairs for egress.  And believe it or not, there is unfinished space for storage.

The challenge to the buyer of this home is that it is a Short Sale and requires bank approval on a short loan balance pay off.  Best estimate is that this would take a minimum of ninety days.  Are you willing to wait three months for a house of this size?  If so, call me for a tour.  No One Knows Braemar Better!
