9702 Bedder Stone Drive in Bristow listed for $279,990 on July 20, 2014.On July 20th (2014,) I spent the afternoon taking photos off, and editing the listing for 9702 Bedder Stone Drive in Bristow.  It is located in Villages at Saybrooke, across the other side of Linton Hall Road from Braemar.  Not a lot of folks realize it, but those townhouses are technically part of Braemar.  That means that they have access to all of Braemar’s amenities.

It actually surprised one buyer that I toured with on Wednesday.  At that point, the home had been on the market three days.  She already lived in Braemar and was shocked to know that this home, on the opposite side of Linton Hall Road, was part of her community.  You learn something new every day.

The list price of this three bedroom, two full/two half bath, one car garage townhouse in Villages at Saybrooke was $279,900.  On July 23rd, we got an offer and another the next morning.  Multiple offers in four days.  Not bad.

The Sellers prepped the home for sale by decluttering and making sure the home was spic and span.  Their updates in the kitchen, bathrooms and the flooring in the foyer and main level helped this townhouse stand out.

Either I am getting more convincing or I am just lucky to be able to work with Sellers that care about how their home shows. It’s been a super experience this year to work with conscientious Sellers.

This Yardley in Braemar located at 14004 Rora Moss Drive is one of the best listings of the year, hands down.  There is a reason the Yardley is one of the most popular floor plans in Braemar.  Its open concept, blended with tradition of having a formal living and dining room, seems to hit the spot for Bristow buyers.  And this home could easily be mistaken for a model.

Another Braemar Townhouse Under Contract

According to my own Braemar Townhouse Report for May & June, Braemar 13042 Shenvale Circle with fresh landscaping and trimmed trees on July 15, 2014townhouses are going under contract in an average of eleven days.  This particular Braemar townhouse off of Shenvale Circle hit the market on July 1st priced at $310,000.  It went under contract, nineteen days later in a multiple offer situation.

So what took this townhouse a little longer to get chosen by a buyer?  Well, it was tenant occupied.  The tenants were cooperative with showings, but the home did not show well.  The grass needed mowing, the house was cluttered with boxes and just stuff.  And in general, the home needed a cleaning head to toe.  The eleventh day was the day the tenants were out and I could get in there and clean up a bit and take some really appealing MLS photos.  The ones I had before really didn’t do the home justice.

13042 Shenvale Cirlce on July 1st, looking a little shabby when it hit the market.Just take a look at between the first and final exterior shots.  What a difference it makes when the person who has skin in the game, the Seller, has the property back in their possession.  The promises to do this or that made by tenants no longer matter.  There is only person that is going to make the house show better.  That is the Seller.

The Seller hired a landscaper to trim up the front and side landscaping and give the grass the cut it hadn’t had for many weeks.  The carpets were cleaned, as was the entire home.  It was finally show ready after about fifteen days on the market.  And four days after that, it had multiple offers and went under contract.

The lesson here for Sellers is if a quick sale is what you want, and you own a tenant occupied property, find a way to incentivize the tenants in your property.  Motivate them with some sort of financial reward.  Maybe the last month’s rent would be half the normal amount.  Give THEM skin in the game.  Without it, you have occupants that aren’t really concerned with how a home shows or its curb appeal.

Summer is here in Braemar and I hope that everyone has been enjoying it in one way or another.  Personally, I love sitting out on my front porch at dusk in an Adir chair and just decompressing from a long day.  Watching people walk their dogs, or biking with their kids.  It’s a nice thing to see.

Braemar Townhouse in Bristow, VAThis Braemar Townhouse Report is a nice thing to see (spoiler alert.)  It covers the sales of townhouses in Braemar during the months of May and June.  So without further delay, let’s get to it.

There were nine townhouses that sold in our neighborhood during May and June.  The low sold price was $260,000.  The high sold price was $330,000.  The average of all nine gives us our new average market value for Braemar townhouses–$299,333.  That is over a 10.5% increase since last report and a 9.5% increase since last year.  That’s great news.  For a while there I was getting concerned that demand had waned for Braemar townhouses, but clearly, that is not the case.

July started off pretty quiet, not counting the Fourth of July fireworks that screamed throughout Braemar.  Of course, I am referring to home sales.  The Braemar real estate market and surrounding Bristow and Gainesville seemed to be hitting their Ryan Home in Braemar, Bristow, VAsummer slump.  Somewhere after the Fourth, all hell broke loose and I haven’t had time to even think.

We’ll see what happened in July later on.  This Braemar Property Value Report will focus on resales of houses built by Ryan Homes in Braemar for the months of May and June.

There were two Ryan Homes that sold during May and June.  The low sold price was $435,000 and the high was $465,000.  The average of both gives us our latest average market value for Ryan Homes in Braemar of $450,000.  That’s a nice even number.  Like getting an even $100 for a grocery bill.  That number, however, represents nearly an 8.5% decrease in average value since last report and a 1% decrease in average value since this same time last year.

Today was a much needed respite from the heat and humidity that are all too familiar to those of us who live in Bristow.  Sweltering days.  Thunderstorms in the late afternoon/evening.  Not my favorite type of day.  I love warm temps with a cool breeze and not a lot of humidity like we had in Braemar today.NV Home in Braemar

NV Home values seem to be heating up this edition of the Braemar Property Value Report.  These are home, simply put, that were built by NV Homes in Braemar.

There were three NV Homes that made it to settlement in May and June.  Their final sale prices ranged from $500,000 to $590,0000.  The average of all three gives us our new average market value for NV Homes:  $550,000.  That represents over a 14.5% since last report and nearly a 16% increase in average market value since last year.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar NV Home on the market, priced to current conditions, this report indicates you could expect it to be under contract in an average of 11 days.  While that may have been true in May and June, July and August are among some of the slowest months of the year.  Right now we are building inventory in Braemar.  Now more than ever it’s important to price right out of the gate.  You could also expect a Buyer to ask for an average of less than 1% of the sales price in closing cost help.
