Braemar Property Value Report:  May-June 2014 (Carriage Series)

It’s time for another Braemar Property Value Report, focusing on homes in the Carriage Series.  Before we get started, let’s clarify was defines a Braemar Carriage home.  Carriage homes are characterized by the lack of an attached garage.  Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale. Norwood Model that sold for $384,500

There were four Braemar Carriage homes that sold during the months of May and June.  The low sales price was $360,000.  The high sales price was $384,500 and happened to be my own listing.  The average of all four gives us our new average market value for Braemar Carriage homes of $369,600.  That’s a 19% since last report, but we knew that was going to happen.  There were two distressed sales that really were far out of line of the other property sales happening in the neighborhood.  More importantly, this is over a 4.5% increase since last year.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed you Braemar Carriage home on the market, priced to current conditions, this report indicates that you would be under contract in an average of twelve days.  I suspect that number is going to increase next report since we have hit the summer months when our market naturally seems to slow down due to vacations.  You could also expect to give closing cost assistance, amounting to an average of about 1% of the sales price, to the buyer.

The next Braemar Property Value Report will be out in September and will detail sales from July and August.
