Braemar Property Value Report:  May-June 2014 (Courtyard Series)

Summer in Braemar is certainly enjoyed most by the kids that attend the neighborhood pools.  And if you live in a Braemar Courtyard home, all you have to do is cross Sudley Manor to get the Rob Roy community pool.

With May and June behind us, we can look back and see what happened with Braemar Courtyard home values.  Of course, if you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway have very small yards.  Models include the Arlington, Clarendon and Ballston.

Like many editions of this report, there was only one Braemar Courtyard home sale, and that happened at the end of May.  It was an Arlington model that listed for $384,900 and sold for $370,000.  The $370,000 is our new average market value.  It represents over a 5% decrease in value since last report, but nearly a 3.5% increase in value since last year.

If you placed your Braemar Courtyard home on the market, priced to current conditions, this sale would indicate that you would be under contract in about a month and a half.  Of course, please consider the difference between list price and sold price.  If this home had been listed for less to begin with, it would have likely achieved the same result in less time.  And this particular sale only gave $50 in closing cost help.  That probably occurred during home inspection negotiations to give a credit for a leaky faucet or constantly running toilet.  Who knows? Closing cost assistance to buyers from sellers has definitely been going down though in single family home sales in Braemar.
