Braemar Property Value Report:  May-June 2014 (Heritage Series)

Braemar home owners are definitely testing the limits of their A/C units lately.  Temperatures have been in the high 90’s, but that is what you would expect in July. And Yardley in BraemarI’m sure there will be more of the same to follow in August.

Right now, it is time for another Braemar Property Value Report for homes in the Heritage Series.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were six sales of Heritage Series homes in Braemar during May and June.  All but one were Yardleys, the most popular floor plan in the neighborhood.  The oddball was a Zachery.  The low sales price was $437,500 and the high sales price was $469,900.  The average of all six gives us our new average market value for Braemar Heritage Series homes of $459,217.  That represents nearly a 7% increase since last report and over a 6% increase since last year.  Very good news.

Summer in Braemar is certainly enjoyed most by the kids that attend the Braemar Courtyard Home, Bristow, VAneighborhood pools.  And if you live in a Braemar Courtyard home, all you have to do is cross Sudley Manor to get the Rob Roy community pool.

With May and June behind us, we can look back and see what happened with Braemar Courtyard home values.  Of course, if you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway have very small yards.  Models include the Arlington, Clarendon and Ballston.

Like many editions of this report, there was only one Braemar Courtyard home sale, and that happened at the end of May.  It was an Arlington model that listed for $384,900 and sold for $370,000.  The $370,000 is our new average market value.  It represents over a 5% decrease in value since last report, but nearly a 3.5% increase in value since last year.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar Courtyard home on the market, priced to current conditions, this sale would indicate that you would be under contract in about a month and a half.  Of course, please consider the difference between list price and sold price.  If this home had been listed for less to begin with, it would have likely achieved the same result in less time.  And this particular sale only gave $50 in closing cost help.  That probably occurred during home inspection negotiations to give a credit for a leaky faucet or constantly running toilet.  Who knows? Closing cost assistance to buyers from sellers has definitely been going down though in single family home sales in Braemar.

It’s time for another Braemar Property Value Report, focusing on homes in the Carriage Series.  Before we get started, let’s clarify was defines a Braemar Carriage home.  Carriage homes are characterized by the lack of an attached garage.  Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale. Norwood Model that sold for $384,500

There were four Braemar Carriage homes that sold during the months of May and June.  The low sales price was $360,000.  The high sales price was $384,500 and happened to be my own listing.  The average of all four gives us our new average market value for Braemar Carriage homes of $369,600.  That’s a 19% since last report, but we knew that was going to happen.  There were two distressed sales that really were far out of line of the other property sales happening in the neighborhood.  More importantly, this is over a 4.5% increase since last year.

You know that July has arrived in Bristow when it is hazy, hot and humid.  Yuck.  Forget having a good hair day in summer.  If you are hanging out by the Braemar pools, you probably don’t care about good hair days.  It’s all about staying cool.

You must be wondering, are Arista Series home values in Braemar hot or cool?  That’s the question this edition of the Braemar Property Value Report seeks to answer every two months.  And for clarification for those who may not know what an Arista Series home in Braemar is, they were the largest single family homes built by Brookfield Homes and came in three floor plans:  Allister, Buckingham and Canterbury.Canterbury Model in Braemar

So what happened in the Arista Series in May and June?  Nothing.  Not one Allister, Buckingham or Canterbury made it to the settlement table.  Not unusual, because this is the same thing that happened this time last year.  So until next report, we’ll have to keep last report’s value in mind as a place holder.

This is the second edition of the Braemar quarterly report for Piggyback Townhouses and Patio Homes.  As such, we will only have comparisons to last quarter’s report.

For clarification, Braemar Piggyback Townhouses are attached side-to-side and back-to-back.  While they do not offer back yards, they offer large bedrooms and a two car garage.  Braemar Patio Homes are also known as quads.  Each is attached at the side, back and corner to another Patio Home.  They have two levels, also offering large bedrooms and a modest side yard.

PIGGYBACK

Piggyback Townhouse in BraemarAs the second quarter of 2014 came to a close, there were two active Braemar Piggyback Townhouse listings for sale.  Their prices were $285,000 and $280,000.  When it comes to what actually SOLD, there were three Piggyback Townhouse sales.  The high sales price was $305,000 and the low was $280,000.  The average of all three gives us our new average market value of Piggyback Townhouses to be $293,667.  That’s a 4% decrease in value since the first quarter of 2014.

If you placed your Braemar Piggyback Townhouse on the market, priced to current conditions, this report indicates it would be under contract in an average of 3 days.  The active listings, however, as of this report, have an average marketing time of 47 days and the counter is still going.  To say the market is shifting would be fair.  Another thing you could expect is to contribute an average of nearly 1.5% of the sales price in closing cost help to the buyer.

PATIO

Braemar Patio HomeClosing out the second quarter of 2014, there was one active Patio Home listing at $300,000 and one under contract, listed for $309,900.  There was only one Braemar Patio Home that made it settlement, but that’s better than none, which is what we saw last report.    The sales price of the one Patio Home that sold is our high, low and average sales price for the second quarter: $290,000.  It’s encouraging that one is under contract that was listed higher.  That may be an indicator that we will see an increase in value in third quarter.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar Patio Home on the market, priced to current conditions, this reports indicates it would be under contract in 5 days.  Given the active listing, still counting marketing time at 17 days as of today, and the one under contract that was listed for 15 days, I would say this number will be increasing in future reports.  You could also expect to contribute nearly 2.5% of the sales price in closing cost assistance to the buyer.

Braemar Condo in Bristow, VAThe second quarter of 2014 is behind us and we can now take a look back and see what happened with Braemar condo values.  The first quarter left us with a value of $240,000 from one sale.   The second quarter of 20013 left us an average value of $227,750.  So where do we stand right now?

At the close of the second quarter, there were two active Braemar condo listings.  One was priced at $245,000 and the other at $254,800.  Since neither one had been chosen by a buyer, even at the time of this report, who knows what’s going to happen there.  We’ll have to wait for the third quarter report to see what shakes out with sales prices on these.

The second quarter saw, again, only one Braemar condo make it to settlement.  It sold for $250,000, which will use as our average market value.  That would mean a 4% increase in average market value since the first quarter and nearly a 10% increase in average values since the second quarter last year.

It is a rare occurrence when the view from the deck of a townhouse will stop you in your tracks.  In Bristow and Gainesville, you may get a wooded view and that’s pleasing. The Deck at Sunset is the best place to be. This one takes the cake.  Sitting atop a ridge in the Tartan Hills section of Braemar, this end unit townhouse has one of the best views in the neighborhood.  Directly in front are mature trees.  Beyond the ridge, in the valley below, is a view of Dunbarton.  And beyond that is Bull Run Mountain.  It is best during sunset when you watch the sun dip below the treeline to your left.

This beauty is located off at 13042 Shenvale Circle.  One thing that makes it so spacious is the three level bump out.  The family room is huge.  The dining room is larger than you’d expect, as are the second and third bedrooms upstairs.

Kitchen

The main level, which is the second level in this home is where you find the kitchen, decked out in Corian counters, a pot rack hanging above the island and stainless steel appliances.  The kitchen is wide open to the gigantic family room, which is surrrouned by transom accented windows.  There’s plenty of natural light in here, but the late afternoons are when you get the golden light of the sunset.  In the winter months, you’ll love the gas fireplace.

On the opposite side of the kitchen, a room to itself, is the formal dining room.  It is enhanced in size by the box bay window.  Because this is truly a separate space, you may even choose to use this room as an office or den, and have a table off of the kitchen.

There is a powder room on the main level, so you won’t have to truck up or down stairs from your main level activities just to use the bathroom.

Owner's Suite

The owner’s suite upstairs sit behind French doors.  It’s expansive with a large walk-in closet and attached bathroom.  The soaking tub, dual sinks/vanity, stall shower and linen closet, give you every convenience you could imagine in the owner’s bathroom.

The entry level is known as the basement.  Cool marble tile is what greets you and takes you back to the Berber carpeted recreation room.  This is where you find the laundry 13042 Shenvale Circle in Braemararea.  And if you wanted to make an improvement and have a second powder room on this level, there is a rough in just for that purpose.

Basic cable and internet through RCN is included in the monthly HOA fees, as are the community amenities, trash and snow removal and road maintenance.  Community amenities include two outdoor pools, picnic pavilions, tennis courts, basketball courts, playgrounds and a community clubhouse you can rent for events.  One of the localized tot lots  is just one block away.
