One More Braemar Townhouse SOLD!!
Did you know that Saybrooke is part of Braemar? While it is called Saybrooke, it pays full dues to Braemar for the use of the recreational amenities. So townhouses in the Villages at Saybrooke, are part of Braemar…including this garage townhouse at 9702 Bedder Stone Place which hit the market with just a few hours left in the day on July 20th (2014.) Just three days later, it had two offers.
Sitting down with the Sellers on Wednesday, July 23rd, we discussed the pros and cons of both offers. The Sellers contemplated, like most do, if it would be worth letting the home sit on the market through the upcoming weekend to see if more offers would come in. Maybe higher offers. That’s a dangerous game to play. Both offers on the table offered exactly the same net to the Sellers. To a real estate agent, that is the market speaking loud and clear about what it believes this townhouse is worth.
So I asked the Sellers, what would an offer that beat the two they had have? They answered and I suggested they counter one of the offers with those terms. And that is what they did. The Buyer accepted a higher sales price than had been proposed in their offer. The Buyer also accepted the counter of closing one week earlier than requested in their offer.
This Braemar townhouse sold on August 22nd (2014) for $278.000. The closing cost assistance was $4,200.
There is never any harm in countering a buyer’s offer on your home. There is danger is waiting for something higher that may or may not come.
