Another Braemar Townhouse SOLD!

13042 Shenvale Circle sold on August 18, 2014 for $305.000Do you remember the show Name That Tune?  It was my Mom’s favorite show.  Contestants would bid on how many notes it would take them to name a song.  Well, this listing at 13042 Shenvale Circle certainly had that feel.  I took the listing, believing that I could sell it in thirty days. Normally, my listing agreements are six months long, but I made an exception for this one.  The Seller had a reasonable idea of value and the townhouse itself had several things going for it.  It was one of the largest in Braemar, was an end unit, had a one car garage and had a view.  It sat atop a ridge overlooking Dunbarton and communities beyond, with a view of Bull Run Mountain.  It’s not often you get a townhouse with a location like that.

The listing was set to start July 1st at $310,000.  The only problem was, the tenants who were supposed to have been out on July 1st were holding over eleven days.  The first round of photos, when the townhouse was tenant occupied, definitely made me cringe. Tenants have no vested interest in how a home shows?  Clutter and mess come with the territory.  So I took the photos I could and came back when the home was vacant on July 11th for more.  Little did I know I’d have some cleaning to do to get the home in the best shape possible for the pictures.

The new pictures and availability for agents to bring their buyers through anytime helped greatly.  On July 20th, View from Deck, 13042 Shenvalemy Seller got an offer, and one the following day as well.  He came to terms with the first offer and it went under contract, pending a home inspection and appraisal, which went fine.

On August 18th, this Braemar townhouse sold for $305,000.  The Seller gave $9,150 in closing cost assistance and purchased a home warranty, at the request of the Buyer.  

While this price may seem low if you are following the garage townhouse values in Braemar, for the condition, the price was right on.  The home needed new carpet and paint throughout.  Had those been done prior to listing, we would probably be talking about a $325,000 sale.
