Braemar Townhouse Report: July-August 2014

Braemar Townhouse Report:  July-August 2014

Living in the Braemar townhouses across from the Rob Roy Pool has its Braemar Townhouseadvantages.  In the off season of the pool, there is a ton of visitor parking.  And on Braemar Day, the festivities, which are held in that parking area and the surrounding common area, are only a short distance away.

While we are enjoying fall gatherings like Braemar Day, and just days away from welcoming the month of October, it is time to look back at the last two months of summer and see what happened in the Braemar townhouse market.

There were an incredible nineteen townhouse sales in Braemar in July and August.  Their final sales prices ranged from $245,000 to $334,000.  The average of all nineteen gives us our new average market value for Braemar townhouses of $289,921.  That means just over a 3% decrease in average value since last report, but a 4% increase in average value since this time last year.

Braemar Townhouse Report: July-August 2014

If you placed your Braemar townhouse on the market, priced to current market conditions, you could expect it to be under contract in an average a little over three weeks.  You could also expect a buyer to ask for an average of 1.5% of the sales price in closing cost assistance.

September has been a gorgeous month in Braemar.  The weather has, for the most 14004 Rora Moss Place, Bristow, VA listed for $449,998 as of the time of this report.part, been fantastic–especially for Braemar Day.  Nonetheless, I can’t wait to see the blaze of fall color that October will bring.

Right now, it is time to focus on the last two months of summer and what happened in the Braemar real estate market, relative to the homes in the Heritage Series.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were five sales of Heritage homes in Braemar during the months of July and August.  Their sales prices ranged from $418,000 to $459,000.  The average of all five gives us our new average market value for homes in the Heritage Series–$436,780.  Unfortunately, that means nearly a 5% decrease in value since last report, but nearly a 1% increase in value compared to last year.

It was great to get out yesterday for Braemar Day and meet some of you that have Arlington Model Courtyard Homebeen following these property reports online.    What a gorgeous day for a community event!

This report is wrapping up the last two months of summer as it pertains to the Courtyard homes in Braemar.  Of course, if you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway have very small yards.  Models include the Arlington, Clarendon and Ballston.

During the months of July and August, only one Braemar Courtyard home sold.  It was an Arlington model with four bedrooms, three and a half bathrooms and a finished basement.  It listed for $394,900 and sold for $392,500.  That sales price is our marker for Braemar Courtyard homes average market value for July and August.  Using this value, we see an increase of just over 6% since last report and last year.

Braemar Property Value Report:  July-August 2014 (Carriage Series)

My favorite property types to report values for in our fair neighborhood ofBraemar are the Carriage homes.  Carriage homes are characterized by the lack of an attached garage.  Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale.

Braemar Carriage homes have the most activity, outside of townhouses, in our market.  In 13790 Tartan Hills Parkway is listed for $314,000fact, as of the time of this report, I have two Maplewood Carriage homes listed for sale:  12443 Iona Sound Drive for $325,000 and 13790 Tartan Hills Parkway for $314,000.  After reading this report, you will see they are among the best values in Braemar right now.

There were four Carriage homes that sold in Braemar during the months of July and August.  There was one Norwood, one Oakdale and two Parkdales making up the solds.  Their final sales prices ranged from $379,000 to $405,000.  The average of all four sales gives us our new average market value for Braemar Carriage homes of $388,500.  That represents over a 5% increase since last report and a 10% increase since last year.

If you placed your Braemar Carriage home on the market, priced to current conditions, this report indicates it would go under contract in an average of eight days.  You could also expect a buyer to ask for an average of just under 1/2 of 1% of the sales price in closing cost help.

12443 Iona Sound Drive, listed for $325,000Braemar Day is September 27th from 12:30pm-4:30pm at Clareybrook Park.   I will be there  hosting a coloring contest and handing out reflective Halloween bags for the kids.  Of course, I’m always around, even on Braemar Day, to answer your real estate questions.

Allister Model in BraemarWith July and August behind us, it’s time for another Braemar Property Value Report.  This one focuses on the Arista Series homes.  Those are the large, single family homes built by Brookfield Homes.  The floor plans are:  Allister, Buckingham and Canterbury.

There were two sales of Arista Series homes in the past two months.  One Canterbury with six bedrooms and five and a half bathrooms and the other an Allister with four bedrooms and four and a half bathrooms.  They both ultimately listed for $585,000.  Their sales prices were $575,000 and $565,000 respectively.  The average of their sales prices gives us our new average market value for Braemar Arista Series home of $570,000.  Since there were no sales last report, we have only the comparison to last year.  In that year to year comparison, the average Arista Series home value is up over 8%.
