Braemar Property Values: July-August 2014 (Arista Series)
What a gorgeous fall season we are enjoying in Braemar. The leaves have not yet begun to show their colors, but the weather is great. And next weeekend will be time for Braemar Day. I hope to see you there with all your real estate questions.
With July and August behind us, it’s time for another Braemar Property Value Report. This one focuses on the Arista Series homes. Those are the large, single family homes built by Brookfield Homes. The floor plans are: Allister, Buckingham and Canterbury.
There were two sales of Arista Series homes in the past two months. One Canterbury with six bedrooms and five and a half bathrooms and the other an Allister with four bedrooms and four and a half bathrooms. They both ultimately listed for $585,000. Their sales prices were $575,000 and $565,000 respectively. The average of their sales prices gives us our new average market value for Braemar Arista Series home of $570,000. Since there were no sales last report, we have only the comparison to last year. In that year to year comparison, the average Arista Series home value is up over 8%.
If you placed your Allister, Buckingham or Canterbury home on the market, priced to current market conditions, you could expect it to be under contract in an average of twenty days. You could also expect a buyer to ask for an average of 1/2% of the sales price in closing cost help.
The next Braemar Property Value Report will be out in November and will detail sales from September and October.
