Braemar Property Value Report: July-August 2014 (Courtyard Series)
It was great to get out yesterday for Braemar Day and meet some of you that have been following these property reports online. What a gorgeous day for a community event!
This report is wrapping up the last two months of summer as it pertains to the Courtyard homes in Braemar. Of course, if you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway have very small yards. Models include the Arlington, Clarendon and Ballston.
During the months of July and August, only one Braemar Courtyard home sold. It was an Arlington model with four bedrooms, three and a half bathrooms and a finished basement. It listed for $394,900 and sold for $392,500. That sales price is our marker for Braemar Courtyard homes average market value for July and August. Using this value, we see an increase of just over 6% since last report and last year.
If you placed your Braemar Courtyard home on the market, priced to current conditions, this report indicates you could expect it to be under contract in about two and a half weeks. You could also expect a buyer to ask for an average of just under 1.5% of the sales price in closing cost help.
The next Braemar Property Value Report will be out in November and will detail sales from September and October.
