Braemar Property Value Report:  July-August 2014 (Ryan Homes)

Summer went by in a flash.  Here were are in the beginning of fall.  Any day now, Braemar will be ablaze in fall colors.  Right now, it is time for another Braemar Property Value Ryan HomeReport focusing on sales of properties built by Ryan Homes in our neighborhood.  This particular report looks back on the last two months of summer.

During July and August, two Ryan Homes sold.  One for $417,000 and another for $425,000.  The lower priced home did not have a finished basement.  The average of both sales prices gives us our new average market value for Ryan Homes of $421,000.  This average value is nearly 6.5% lower than it had been last report, but over a 3.5% increase in value since the same time last year.

If you placed your Ryan Home on the market, priced to current market conditions, this report indicates you could expect it to be under contract in an average of just Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037over a week.  You could also expect a buyer to ask for an average of nearly 2.5% of the sales price in closing cost help.
