Braemar Townhouse Report:  July-August 2014

Living in the Braemar townhouses across from the Rob Roy Pool has its Braemar Townhouseadvantages.  In the off season of the pool, there is a ton of visitor parking.  And on Braemar Day, the festivities, which are held in that parking area and the surrounding common area, are only a short distance away.

While we are enjoying fall gatherings like Braemar Day, and just days away from welcoming the month of October, it is time to look back at the last two months of summer and see what happened in the Braemar townhouse market.

There were an incredible nineteen townhouse sales in Braemar in July and August.  Their final sales prices ranged from $245,000 to $334,000.  The average of all nineteen gives us our new average market value for Braemar townhouses of $289,921.  That means just over a 3% decrease in average value since last report, but a 4% increase in average value since this time last year.

If you placed your Braemar townhouse on the market, priced to current market conditions, you could expect it to be under contract in an average a little over three weeks.  You could also expect a buyer to ask for an average of 1.5% of the sales price in closing cost assistance.
