It won’t be long until we are welcoming in a New Year in Braemar.  Time flies.  And Braemar Townhousewhen you spend your time looking back at Braemar sales to help buyers make offers, sellers find list prices, or to prepare this report, it feels like time is going by much faster.

In this Braemar Townhouse Report, we’ll go through what happened in September and October and how that shakes out in terms of average property value for Braemar townhouses.

There were seven Braemar townhouses that sold during September and October.  Sold prices ranged from $242,500 to $319,000.  The average of all seven gives us our new average market value for Braemar townhouses of $278,856.  That’s nearly a 4% increase in average value since last report and over a 2% increase in average value since last year.

If you placed your Braemar townhouse on the market, priced to current conditions, you could expect your townhouse to be under contract in about one month.  You could also expect a buyer to ask for an average of nearly 2% of the sales price in closing cost help.

As this Braemar Property Value Report is being typed, I am sure there are many pRyan Home in Braemar, Bristow, VAreparations going in the households in Braemar for Thanksgiving.  The holiday is rapidly approaching.  I should be doing some preparation myself, but I’ll get to it later.  I want to get out this information before the holidays to Braemar home owners.

This edition of The Braemar Property Value Report focuses on the activity from September and October with regard to properties built by Ryan Homes.  Unfortunately, this is going to be a quick report.

If you stepped outside today bundled up for the cold that we Bristow residents had been experiencing lately, you were probably sweating by the time you got to the car.  It was a balmy seventy degrees and sunny.  Nice change of pace.

Brandenburg Model by NV HomesSpeaking of change, it looks like our overall Bristow real estate market is changing.  In this edition of The Braemar Property Value Report we will look at the sales of NV Homes in Braemar during the months of September and October.

There were five NV Homes that sold during September and October.  Each was a different model.  The high sold price was $515,000 and was represented in two sales.  The low sold price was $454,000.  The average of all four gives us our new average market value for NV Homes of $487,000.  Unfortunately, that represents a drop of just over 8% since last report, but an increase of over 4.5% since last year.

If you placed your NV Home on the market, priced to current conditions,  you could expect it be under contract in an average of about five weeks.  You could also expect a buyer to ask for an average of nearly 1% of the sales price in closing cost help.

Residents of Braemar are bracing for a long, cold winter.  Seems those artic temps started much sooner than typical for the area.  But what are they to expect of the Braemar Yardley in Fall (Bristow, VA)real estate market?  We can only glean information by looking at the recent activity.  In this edition of the Braemar Property Value Report we’ll look back at the months of September and October to see what happened with sales in the Heritage Series.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were four Heritage Series homes that sold between September and October.  Three were Yardleys, the other was an Exeter.  The high sold price was $480,000 and the low sold price was $424,000.   The average of all four is $448,200, which is our new average market value for Heritage Series homes.  This is over a 2.5% increase since last report and nearly a 3.5% increase since last year.

If you placed your Yardley or other Heritage Series home on the market, priced to current conditions,  you could expect to be under contract in an average of forty days. Heritage Series homes remain popular with Bristow buyers and one advantage that the fall and winter markets give Braemar sellers is a place to truly get noticed among fewer competitors.  There are plenty of homes that will hit the market come spring.

Predictions for the first snow fall of the season in Bristow are being bantered about.  Weather is one of the hardest things to predict more than a few days in advance.  There are so many moving parts that affect the outcome.  Real estate isn’t quite as bad.  You can reasonably look to the recent past, look at what’s in front of you now and look Arlington Model Courtyard Homeforward to say what conditions will be like in the coming months.  Of course, just like the weather, situations change, inventory for instance, or buyer demand, and that’s when the market shifts.

This edition of the Braemar Property Value Report covers the months of September and October to see what has happened with regard to Braemar Courtyard home values.  Of course, if you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

There were two Braemar Courtyard homes that sold during September and October.  Both were Arlington models,  giving them premium placement at the entry to the courtyards.  The high sold price was $369,000 and the low as $361,950.  The average of both sales was $361,950, which is our new average market value for Braemar Courtyard homes.  That is nearly an 8% drop in value since last report, but over a 3% increase in value since last year.

If you placed your Braemar Courtyard home on the market, priced to current conditions, this report indicates it would be under contract in an average of just over a week.  You could also expect a buyer to ask for an average of under 1% of the sales price in closing cost assistance.

Happy Holidays to all my Braemar neighbors!Courtyard homes in Braemar may very well benefit from the lower inventory levels we see in fall and winter.  While Courtyard homes show very well through online photos, the lack of yard that many Braemar buyers expect, can lead buyers to choose other homes that offer back yards.  So lower inventory levels may make it easier for Braemar Courtyard owners to sell faster and for more money.

The holiday season seems to be sneaking up on me.  Seems like just yesterday I was lamenting the end of summer.  It is easy to get lost in time when you are a Braemar real Braemar Carriage Home (Norwood Model)estate agent though.  Running comps for listings and market reports like these, I am looking back to stats a lot.

This particular Braemar Property Value Report will cover the months of September and October, focusing on sales of Braemar Carriage homes.  Carriage homes are characterized by the lack of an attached garage.  Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale.

Five Braemar Carriage homes sold during September and October.   The majority of them were Norwood models.  Sold prices ranged from $350,000 to $397,000.  The average of all five gives us our new average market value for Braemar Carriage homes–$365,000.  That number is down 6% since last report, but up nearly 1/2 of 1% since last year.

It would not surprise me to find out that we were experiencing the coldest November in my lifetime, here in Bristow, VA.  I was stunned that it was in the mid-twenties last night.  Perhaps this means we’re in for another polar vortex winter.  Canterbury Model in BraemarPersonally, I’d rather see more snow than temperatures getting in the teens.  Alas, I have no control.  My Mom always said, “Wish in one hand and spit in the other…see which one gets full first.”

While I do list and sell Braemar homes, I have zero control of the overall market or neighborhood values.  In this edition of the Braemar Property Value Report, we’ll look at the sales of Arista Series homes, which include the Allister, Buckingham and Canterbury models by Brookfield Homes.  These are the largest homes built by Brookfield in Braemar.

Unfortunately, there was only one sale of an Arista Series home between September and October.  It was a Canterbury with six bedrooms and five and a half bathrooms, which included a loft and finished basement.  It listed for $585,000 and sold for $580,000.  If we take that $580,000 sales price and compare it to the averages from previous reports, we would see an increase in value of nearly 2% since last report and over an 18% increase in value since last year.

Again, looking at this sales stats, if you placed your Canterbury, Allister or Buckingham on the market, priced to current conditions, it may take over six months to go under contract.  You may also expect a buyer to request over 1.5% of the sales price in closing cost help.
