Braemar Property Value Report:  September-October 2014 (Carriage Series)

The holiday season seems to be sneaking up on me.  Seems like just yesterday I was lamenting the end of summer.  It is easy to get lost in time when you are a Braemar real Braemar Carriage Home (Norwood Model)estate agent though.  Running comps for listings and market reports like these, I am looking back to stats a lot.

This particular Braemar Property Value Report will cover the months of September and October, focusing on sales of Braemar Carriage homes.  Carriage homes are characterized by the lack of an attached garage.  Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale.

Five Braemar Carriage homes sold during September and October.   The majority of them were Norwood models.  Sold prices ranged from $350,000 to $397,000.  The average of all five gives us our new average market value for Braemar Carriage homes–$365,000.  That number is down 6% since last report, but up nearly 1/2 of 1% since last year.

If you placed your Braemar Carriage home on the market, priced to current conditions, you could expect it to be under contract in an average of about one and a half Happy Holidays to all my Braemar neighbors!months.  You could also expect the buyer to ask for an average of nearly 1.5% of the sales price in closing cost help.
