Braemar Townhouse Report:  November-December 2014

The end of the year is not a time when most people think of buying or selling real Braemar Townhouse estate.  Of course, ask a full-time Bristow Real Estate Agent their thoughts on the holiday real estate market and you may hear about how the “home for the holidays” concepts comes to life.  In this edition of the Braemar Townhouse Report, we will look at the holiday months of November and December and see what the sales meant for average market value.

There were eight Braemar townhouses that sold during the last two months of the year.  The sales prices ranged from $275,000 to $315,000.  The average of all eight sales gives us our new average market value of $295,313.  That’s nearly a 6% increase in average market value since last report and nearly an 11% increase in average market value since last year.

If you placed your Braemar townhouse on the market, priced to current conditions, you could expect it to be under contract in an average of just over five weeks.  You could also expect a buyer to ask for an average of 1.5% of the sales price in closing cost assistance.

The last two months of last year didn’t hold a lot of action for single family home Ryan Homesales in Braemar.  In this particular Braemar Property Value Report, we will look back at sales of Ryan Homes.

There were three Ryan Homes that sold in November and December.  The high sold price was $475,000.  The low sold price was $415,000.  The average of all three sales gives us our new average market value for Ryan Homes of $436,667.  Since there were no Ryan Homes that sold last report, we have no recent comparison of value.  However, this represents an 11% drop in value since last year.

Brandenburg Model by NV HomesThe end of January is creeping up quickly.  That means it’s time to look back at the last two months of 2014 and see what happened in the Braemar real estate market.  This specific Braemar Property Value Report focuses on single family homes built by NV Homes.

Unfortunately, just like the Arista Series homes by Brookfield homes, there were no sales of NV Homes during the months of November or December.  We will have to wait until next report to see what’s happening with values of NV Homes.  Until then, we have the last report as a placeholder.

The phone has been ringing this January.  Buyer’s Agents are calling me asking if I have any Yardleys coming on the market.  Hopefully the spring market will bring some Yardley Model in Braemarmid-sized single family homes to the Braemar real estate market.  Right now, in this edition of the Braemar Property Value Report, we’ll look back at the last two months of the real estate market as it pertains to Heritage Series homes.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were two sales of Heritage Series homes.  One was an Exeter that sold for $419,000.  The other was a Yardley that sold for $470,000.  The average of both sales gives us our new average market value for Heritage Series homes of $444,500.  That’s an 8/10th of 1% decrease in average value since last report and last year.

If you placed your Heritage Series home on the market, priced to current Deer in Braemarconditions, you could expect it to be under contract in an average of just over a month and a half.  You could expect a buyer to ask for an average of just over 2% of the sales price in closing cost help.

It’s been a pretty mild winter in Bristow so far this year, and we can be thankful for that.  While we’ve had snow storms, they have not been the kind with snow lingering for days or weeks…unless of course you have a north facing front yard like me.  I’ll probably have random lumps of snow on my lawn in April or May.

With the last two months of 2014 behind us, let’s take a lBallston Model in Winterook back at the Braemar Courtyard home sales and see where our values ended.  Of course, if you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

Two Braemar Courtyard homes sold, both Arlington models.  One sold for $389,000, the other for $375,000.  The average of both sales gives us our new average market value for Braemar Courtyard homes of $382,000.  That is a 5.5% increase since last report, but a 1/2% decrease since last year.

The perfect accent to a Braemar Carriage home is a nice dusting of snow.  Nothing makes these homes look more quaint than snow.  So far this winter, we’ve had three Carriage Home in Braemardustings that gives our Braemar Carriage homes that complete their Christmas tree village look.  It was actually December 2004 when my husband and I drove through Braemar, and the quaint factor of the Carriage homes, had us ready to move.

This Braemar Property Value Reports delves into the last two months of real estate activity for Braemar Carriage homes.  Carriage homes are characterized by the lack of an attached garage.  Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale.

There were three Braemar Carriage homes that sold in the last two months of 2014.  Two of the three were three bedroom models.  The high sold price was $395,000.  That was a Parkdale model without a finished basement.  The low sold price was $300,000 and was a Norwood model.  The average of all the sales gives us our new average market value of $335,000.  That’s a decrease of over 8% since last report and a 4.5% decrease since last year.  This doesn’t concern me, as this report does have two smaller homes skewing the numbers.

Winter has come to Bristow and we have already seen our first two snows of the season.  The second snow was the best.  It covered the area in blanket of white, and was Popular Canterbury Model in Braemarwashed away by rain within four hours.  Seems we are expecting more snow in the next couple days as well.

As we settle in to 2015, we can take a look back at the Braemar real estate market and see what happened the last two months of 2014.  This particular Braemar Property Value Report focuses on the Arista Series homes, which include the Allister, Buckingham and Canterbury models by Brookfield Homes.  These are the largest homes built by Brookfield in Braemar.

Unfortunately, there were absolutely no sales within the Braemar Arista Series.  That happens from time to time.  I can assure you there will be something to report next report.  In the meantime, you can look to last report or last year to get a feel for trends.
