Braemar Property Value Report: November-December 2014 (Ryan Homes)
There were three Ryan Homes that sold in November and December. The high sold price was $475,000. The low sold price was $415,000. The average of all three sales gives us our new average market value for Ryan Homes of $436,667. Since there were no Ryan Homes that sold last report, we have no recent comparison of value. However, this represents an 11% drop in value since last year.
If you placed your Ryan Home on the market, priced to current conditions, you could expect it to be under contract in an average of about five weeks. You could also expect a buyer to ask for an average of a little over 1% of the sales price in closing cost assistance.
The next Braemar Property Value Report will be out in March and will detail sales from the first two months of the year.
