Braemar Property Value Report: January-February 2015 (Arista Series)
It’s beginning to feel like spring finally in Braemar. After the winter we had, with the brutal temperatures and snow, I know we are all enjoying this time of year. Let’s take one last look back at winter, the first two months of the year to be exact, and see how Arista Series fared in this edition of the Braemar Property Value Report. Arista Series homes include the Allister, Buckingham and Canterbury models by Brookfield Homes. These are the largest homes built by Brookfield in Braemar.
There were two Canterburys that sold. They both boasted five bedrooms, four and a half bathrooms and fully finished walk up basements. One sold for $542,000, the other sold for $555,000. The average of them is our new average market value for Arista Series homes of $548,500. Unfortunately, there were no sales of Arista Series homes last report or last year, so we have no comparisons for value recent or further back. However, it is good news that two Canterburys sold during winter when clearly they didn’t last year at the same time, or even during November and December.
If you placed your Allister, Buckingham or Canterbury on the market, priced to current conditions, you could expect it be under contract in an average of about three months. You could also expect a buyer to ask for an average of 2% of the sales price in closing cost assistance.
