Braemar Townhouse Report:  March-April 2015

Summer is officially here…or at least it feels like it since the Braemar pools opened.  It didn’t even occur to me to get my pool pass, and more importantly, my guest pass.   10153 Pale Rose Loop in Bristow sold for $300,000 on April 20, 2015When I accompanied my young house guests to Clareybrook Park on Sunday, it was hard to explain why we couldn’t go inside where everyone was splashing and having fun.  Lesson learned.  Get pool passes!

Enough about the beginning of summer.  Let’s talk about the beginning of spring and what it meant to the Braemar townhouses in this edition of the Braemar Townhouse Report.

There were fourteen townhouses that sold in Braemar during the months of March and April.  The final sold prices ranged from $248,000 on the low end to $319,900 on the high end.  The average of all fourteen gives us our new average market value of Braemar townhouses of $286,129.  That means a 10.5% increaes in average market value since last report and over a 5.5% increase in average market value since last year.

If you placed your Braemar townhouse on the market, priced to current conditions, Rob Roy Pool by Clareybrook Parkyou could expect it to be under contract in an average of about five weeks.  You could also expect to contribute an average of 1% of the sales price to assist the buyer with their closing costs.

This is one of my favorite times of the year to live in Braemar.  Not only is the community beautiful in its spring blooms, but the smell of honeysuckle permeates the air, especially in the evenings.  It is calming, and as a busy Braemar Real Estate Agent, Ryan Home in  Braemar (Bristow, VA)calming is exactly what I need this time of year.  That said, let’s get to this Braemar Property Value Report, detailing sales of houses built by Ryan Homes in Braemar for the months of March and April.

There were two Ryan Homes that in March and April.  They were both Victoria models and both located on Inchberry Court.  The difference in the prices has everything to do with condition.  One sold for $433,000.  The other for $485,000.   The average of both gives us our new average market value for Ryan Homes in Braemar of $459,000.  That represents nearly a 4% decrease in value since last report and a decrease in average value of over 6.5% since last year.  Of course, as more well maintained Ryan Homes sell, this value will likely come back up.

If you placed your Ryan Home on the market, priced to current conditions, you could Honeysuckle are in bloom in Braemarexpect it to be under contract in about a month and a half.  You could also expect a buyer to ask for an average of just under 1/2% of the sales price in closing cost help.

Hope everyone enjoyed their Memorial Day Weekend here in Braemar.  The shortage of hot dogs and hamburgers at the local Brandenburg Model by NV Homesgrocery stores tells me that most folks celebrated with a cookout.  Was a perfect weekend for it.

Right now, it’s time for another Braemar Property Value Report.  This one will details sales of homes, built by NV Homes, during the months of March and April.

There were two NV Homes that sold in March and April.  One was a Rutherford, the other a Brandenburg.  Both were located on Arthur Graves Jr. Court.  And oddly enough, they both sold for $550,000.  That makes finding the average value easy–it’s $550,000.  That represents slightly more than a 10% increase in average value since last report and over a 14.5% increase in average value since last year.

The spring real estate market in Braemar has been very busy.  Buyers were out even before we were done with the cold and snow.  In this edition of the Braemar Property Value Report, we will look back at the months of March and April and see what happened to values in the Heritage Series.  Yardley Model in BraemarHeritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There there nine sales of Heritage Series homes between March and April.  That’s three times more than there were last report.  And more than half of those homes were Yardley models.  Final sold prices ranged from $379,990 to $455,000.  The average of all nine gives us our new average market value for Heritage Series homes of $419,988.  While there was a lot of activity, that average represents a drop of over 4% since last report and a drop of over 2% since last year.

If you placed your Braemar Heritage Series on the market, priced to current conditions, you could expect it to be under contract in an average of about two Yardley Family Roommonths.  You could also expect a buyer to request an average of about 1.5% of the sales price in closing cost help.

13805 Tartan Hills Parkway sold for $392,600 on May 21, 2015

On April 15th (2015,) a lot of you may have been filing and mailing tax returns, but not me.  Your trusty Braemar Real Estate Agent was hard at work getting this Parkdale Carriage home, located at 13805 Tartan Hills Parkway, on the market.  Sellers priced it at $395,000 after a look at the most recent comparable sales.

Besides the popular floor plan, the best feature of this home was the hardwood floors on the upper and main levels, even the stair case.  There was new carpet in the basement recreation room.  And there were updated, brand new blinds on the main level.

It only took seven days before a Buyer and my Sellers had reached an agreement and this Parkdale was under contract.

After a successful appraisal, and two minor repair requests from the Buyer, the parties settled on May 21st for $392,600.  The Sellers didn’t have to give any closing cost assistance.

While we’ve been enjoying spring weather lately in Braemar, the overcast skies and drizzly rain made today a bit cooler.  Driving in the inclement weather was down right Braemar Courtyard Home, Bristow, VAunpleasant on the highway, but thankfully, doing the majority of my work in Braemar, I rarely have to hit the highways.

Let’s take a look back at the Braemar real estate market, specifically, as it pertains to Courtyard homes.  Of course, if you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

There were two Braemar Courtyard homes that sold between March and April.  A Clarendon model with three bedrooms and two and a half bathrooms for $349,900 and a Ballston model with three bedrooms, three and a half bathrooms for $365,000.   The average of the two gives us our new average market value for Braemar Courtyard homes of $357,450.  When compared to last report that is nearly a 6% decrease in average market value, and compared to last year it is over an 8% drop in average market value since last year.

If you placed  your Braemar Courtyard home on the market, priced to current conditions, you could expect it to take over three months to go under contract.  You could expect a buyer to ask for nearly a 1/2% of the sales price in closing cost help from the seller.

Braemar is in bloom.  The neighborhood is awash in the colors of spring.  It’s no wonder home owners love to sell this time of year.  This is the peak of curb appeal.  Speaking of curb appeal, let’s take real estate.

Braemar Carriage HomeThis Braeamar Property Value Report will cover the sales of Braemar Carriage homes in the months of March and April.    Carriage homes are characterized by the lack of an attached garage.  Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale.

There were four Braemar Carriage homes that sold between the beginning of March and April.  Three were three bedroom models on the upper level, one had four bedrooms on the upper level.  The final sold prices ranged from $359,900 to $400,000.  The average of all four gives us our new average market value for Braemar Carriage homes of $381,700.  That represents an increase of slightly over 1% since last report and nearly a 23% increase in value since last year.
