Braemar Property Value Report: March-April 2015 (Courtyard Series)
While we’ve been enjoying spring weather lately in Braemar, the overcast skies and drizzly rain made today a bit cooler. Driving in the inclement weather was down right unpleasant on the highway, but thankfully, doing the majority of my work in Braemar, I rarely have to hit the highways.
Let’s take a look back at the Braemar real estate market, specifically, as it pertains to Courtyard homes. Of course, if you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces. Models include the Arlington, Clarendon and Ballston.
There were two Braemar Courtyard homes that sold between March and April. A Clarendon model with three bedrooms and two and a half bathrooms for $349,900 and a Ballston model with three bedrooms, three and a half bathrooms for $365,000. The average of the two gives us our new average market value for Braemar Courtyard homes of $357,450. When compared to last report that is nearly a 6% decrease in average market value, and compared to last year it is over an 8% drop in average market value since last year.
If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to take over three months to go under contract. You could expect a buyer to ask for nearly a 1/2% of the sales price in closing cost help from the seller.
The next Braemar Property Value Report will be out in July and will detail sales from
