Braemar Property Value Report: March-April 2015 (Ryan Homes)
This is one of my favorite times of the year to live in Braemar. Not only is the community beautiful in its spring blooms, but the smell of honeysuckle permeates the air, especially in the evenings. It is calming, and as a busy Braemar Real Estate Agent, calming is exactly what I need this time of year. That said, let’s get to this Braemar Property Value Report, detailing sales of houses built by Ryan Homes in Braemar for the months of March and April.
There were two Ryan Homes that in March and April. They were both Victoria models and both located on Inchberry Court. The difference in the prices has everything to do with condition. One sold for $433,000. The other for $485,000. The average of both gives us our new average market value for Ryan Homes in Braemar of $459,000. That represents nearly a 4% decrease in value since last report and a decrease in average value of over 6.5% since last year. Of course, as more well maintained Ryan Homes sell, this value will likely come back up.
If you placed your Ryan Home on the market, priced to current conditions, you could expect it to be under contract in about a month and a half. You could also expect a buyer to ask for an average of just under 1/2% of the sales price in closing cost help.
