Braemar Townhouse Report:  March-April 2015

Summer is officially here…or at least it feels like it since the Braemar pools opened.  It didn’t even occur to me to get my pool pass, and more importantly, my guest pass.   10153 Pale Rose Loop in Bristow sold for $300,000 on April 20, 2015When I accompanied my young house guests to Clareybrook Park on Sunday, it was hard to explain why we couldn’t go inside where everyone was splashing and having fun.  Lesson learned.  Get pool passes!

Enough about the beginning of summer.  Let’s talk about the beginning of spring and what it meant to the Braemar townhouses in this edition of the Braemar Townhouse Report.

There were fourteen townhouses that sold in Braemar during the months of March and April.  The final sold prices ranged from $248,000 on the low end to $319,900 on the high end.  The average of all fourteen gives us our new average market value of Braemar townhouses of $286,129.  That means a 10.5% increaes in average market value since last report and over a 5.5% increase in average market value since last year.

If you placed your Braemar townhouse on the market, priced to current conditions, Rob Roy Pool by Clareybrook Parkyou could expect it to be under contract in an average of about five weeks.  You could also expect to contribute an average of 1% of the sales price to assist the buyer with their closing costs.
