Yet Another Braemar Townhouse SOLD!

Earlier this year I had the pleasure of listing a garage townhouse at 10153 Pale Rose Loop.  That townhouse went fairly quickly and I knew when a Buyer-Client of mine wanted to look at newly listed 10145 Pale Rose Loop, that she would have to act quickly if she wanted the home.  And that’s exactly what she did.

10145 Pale Rose Loop Sold for $302,000 on June 26, 2015.The townhouse had only been on the market for one day when we saw it on May 20th (2015.)  Within an hour, we were sitting at her kitchen table writing up an offer.  The home listed for $293,000.  Honestly, I couldn’t understand why it was listed below where my listing had sold, which was $300,000.  This one had hardwood floors on two levels and backed to the same trees.  It should at the very least go for $300,000, and I let my Buyer know that.

Because my Buyer needed closing cost assistance, a counter offer was made that increased the sales price by the closing costs needed.

On April 1st (2015,) this four bedroom Braemar Carriage home, located at 10091 Broadsword Drive, hit the market priced at $398,000.  Immediately, it garnered a lot of attention.  Just as with the sale at 13228 Dunnegan Head Place that listed and sold Kitchen--10091 Broadswordaround the same time, the fact that this Parkdale model Carriage home backed to the power transmission lines was something buyers could deal with, or didn’t even want to see.  In our exterior photo, we made sure the tower was visible, to not waste anyone’s time.

This Carriage home went to settlement on June 19th (2015) for full list price of $398,000.  The Seller did give the Buyers a generous portion of closing cost assistance, amounting to $11,000.

13228 Dunnegan Head Place sold on June 18th (2015) for $435,000.

This four bedroom Yardley model by Brookfield Homes, located at 13228 Dunnegan Head Place, hit the market on March 16th (2015,) priced at $448,000.  All four bedrooms were on the upper level, and the home had a fully finished basement with no exit.  The kitchen had granite counters and ceramic tile floors.  There were hardwood floors throughout the main level, including the staircase to the second level.

Kitchen--13228 Dunnegan HeadThe location of the this property was one buyers either loved or hated.  Located at the end of a private pipe stem, the owners of this home, together with the fellow home owners along the pipe stem, own their shared driveway and have to handle snow removal and paving on their own dime.  That was one issue. The other was the fact that the home faced the double span of power transmission lines on the other side of a tree save area.  Some buyers would be approaching the home, see the power towers and immediately cancel their appointment.  Others weren’t bothered. And those that weren’t saw an area where no one would build.

Family RoomJust as the Sellers and I were discussing a list price adjustment, nearing one month on the market, an interested Buyers appeared.  They were willing to offer just below what the Sellers were thinking of for a price adjustment, but needed no closing cost help.  It was a deal that was easy for my Sellers to accept.

Settlement happened on June 18th (2015) for $435,000.  The Buyers and Sellers were both very happy with the ease of the transaction.  The Buyers are thrilled to have a beautifully landscaped home with a back yard that is a suburban dream come true.

On May 6th (2015) I became the second listing agent to this five bedroom single family home in Braemar located at 12833 Gentle Shade Drive.  It had been listed for seventy days prior to my getting the listing.  My initial observations of the first listing were Breakfast Area and Kitchen--12833 Gentle Shadenot great.  The photos were bad and most, never updated to show any improvements the owners had made through buyer feedback.  The home I saw in person didn’t match the photos.  The house looked so much better in person.

The other issue with the first listing were the show instructions.  Appointment Only.  Those are words that are the single biggest turnoff to Buyer Agents.  It indicates a home that is going to be difficult to see.  There was no mention of a lockbox or anything.

So when I took the listing I asked the owners if there was a reason they wanted appointment only showings and had no lockbox.  They indicated the dog was in the Hot Tub-12833 Gentle Shadehouse during the day, and they had no objection to a lockbox.  In fact, they had one on the home with the previous agent, though no one would have known.  So we came up with a plan to keep the dog in the unfinished area of the home to make showings easy on short notice.  As for the photos, I spent a lot of time on the photos, and in particular, staging the biggest asset to the back yard…a hot tub.

We listed it for $475,000, which was $1,000 above the previous list price.  I told the Living Room--12833 Gentle ShadeSellers  this number was a stretch, but with the improved marketing, if it was going to happen, we would know right away.  The market feedback was the home was great, but for $450,000.  But ten days in, we had a buyer that saw the potential and above $450,000.    Today, June 17th (2015) that five bedroom home went to closing for $460,000.  The Sellers only had to give $1,000 in closing cost assistance.

Yet Another Braemar Single Family Home SOLD!

Last September (2014,) I met with Sellers in Braemar who were under contract to purchase a new construction build in the area.  The wanted to know what their home 10062 Tummel Falls Drive Sold for $468,000 on June 1, 2015would be worth in the spring, when their new construction home was ready.  That’s tough, because who knows who the competition will be, what the recent sales will reflect, and how much inventory will be on the market.

So in late March (2015,) we met again.  I ran comps and we decided to list at the high end of the suggested price range for $475,000.  Mind you, Zillow at the time was suggesting their home was worth $423,000 or so.  Whatever.  We decided to opt of advertising on Zillow, Trulia or anything else that had an automated evaluation of the home.  That limited our online exposure, but it turned out that the upgrades in the home and the other online advertising done did the trick.

This home at 10062 Tummel Falls Drive hit the market on April 24th and was under contract four days later.  It was great. Kitchen & Breakfast Area--10062 Tummel Falls Close enough to list to make the Sellers happy, but I still had to met the appraiser to make her see the value in the home without a finished basement.  And sure enough, I worked my magic and the appraisal came in above sales price.

The sale closed on June 1st (2015) for $468,000.  The Sellers agreed to a $6,000 closing cost credit to the Buyers.  And just out of curiosity, I double checked with Zillow today to see what they thought the home was worth today.  $450,000.  Go figure.
