Yet Another Braemar Single Family Home SOLD!
Last September (2014,) I met with Sellers in Braemar who were under contract to purchase a new construction build in the area. The wanted to know what their home would be worth in the spring, when their new construction home was ready. That’s tough, because who knows who the competition will be, what the recent sales will reflect, and how much inventory will be on the market.
So in late March (2015,) we met again. I ran comps and we decided to list at the high end of the suggested price range for $475,000. Mind you, Zillow at the time was suggesting their home was worth $423,000 or so. Whatever. We decided to opt of advertising on Zillow, Trulia or anything else that had an automated evaluation of the home. That limited our online exposure, but it turned out that the upgrades in the home and the other online advertising done did the trick.
This home at 10062 Tummel Falls Drive hit the market on April 24th and was under contract four days later. It was great. Close enough to list to make the Sellers happy, but I still had to met the appraiser to make her see the value in the home without a finished basement. And sure enough, I worked my magic and the appraisal came in above sales price.
The sale closed on June 1st (2015) for $468,000. The Sellers agreed to a $6,000 closing cost credit to the Buyers. And just out of curiosity, I double checked with Zillow today to see what they thought the home was worth today. $450,000. Go figure.
