Four Bedroom Single Family Home in Braeamr SOLD!
This four bedroom Yardley model by Brookfield Homes, located at 13228 Dunnegan Head Place, hit the market on March 16th (2015,) priced at $448,000. All four bedrooms were on the upper level, and the home had a fully finished basement with no exit. The kitchen had granite counters and ceramic tile floors. There were hardwood floors throughout the main level, including the staircase to the second level.
The location of the this property was one buyers either loved or hated. Located at the end of a private pipe stem, the owners of this home, together with the fellow home owners along the pipe stem, own their shared driveway and have to handle snow removal and paving on their own dime. That was one issue. The other was the fact that the home faced the double span of power transmission lines on the other side of a tree save area. Some buyers would be approaching the home, see the power towers and immediately cancel their appointment. Others weren’t bothered. And those that weren’t saw an area where no one would build.
Just as the Sellers and I were discussing a list price adjustment, nearing one month on the market, an interested Buyers appeared. They were willing to offer just below what the Sellers were thinking of for a price adjustment, but needed no closing cost help. It was a deal that was easy for my Sellers to accept.
Settlement happened on June 18th (2015) for $435,000. The Buyers and Sellers were both very happy with the ease of the transaction. The Buyers are thrilled to have a beautifully landscaped home with a back yard that is a suburban dream come true.
