Another Braemar Carriage Home Goes Under Contract

On August 3rd, I listed another Parkdale model in our neighborhood, located at 9458 Cromarty Court.  The starting list price was optimistic at $415,000.  It reflected the upper end of the market.  Unfortunately, the local Bristow market took its usual nap in 9458 Cromarty Court iAugust, and these sellers wanted to get their home under contract so that they could go get an offer accepted on their next house.  Sellers typically don’t care for home sale contingencies.

On August 10th, the list price was lowered to $399,000.  And wouldn’t you know, the week when my Sellers went on vacation, we got an offer.  Unfortunately, the buyers with that first offer didn’t want to wait until my clients got back for an answer, so my Sellers made a counter.  The buyers walked, only to realize that the market doesn’t react well to full closing cost assistance from a buyer paying 20% down on a home close to $400,000.
Rumor has it they found FR to Kitch--9458 Cromartyanother home with a similar deal to what my Sellers offered.

On August 28th, another offer came in.  It was lower than the first offer, but it was an offer.  This Buyer had been told what the Seller’s “must have” number was two weeks previously, but paid no mind in writing the offer.  So my Sellers made the same counter as they had to the first offer, to this second buyer.  Without hesitation, the deal was made.

Have you been noticing a lot of real estate signs in the yards of Braemar 10145 Pale Rose Loop Sold for $302,000 on June 26, 2015.townhouses this summer?  I bet you have and in this edition of the Braemar Townhouse Report, I will let you know why.

During the months of May and June, there were seventeen sales of Braemar townhouses.  Final sales prices ranged from $235,000 to $334,900.  The average of all seventeen sales gives us our new average market value for Braemar townhouses of $297,259.  That is nearly a 4% increase in average market value since last report.  However, it is not quite a 1% drop in average market value compared to last year.

If you placed your Braemar townhouse on the market, priced to current market conditions, you could expect it to be under contract in a month.  You could also expect a buyer to ask for an average of a about 1.5% of the sales price is closing cost help.

If you haven’t yet had a chance to get out and enjoy either of the Braemar swimming pools, there are still a few weeks to get out and do that.  With 12833 Gentle Shade Drive in Braemar sold for $460,000 on June 16th, 2015the escalating heat and humidity, it may be just the ticket for a hot summer August day.

Right now, it is time for another look at resale activity of houses in our neighborhood built by Ryan Homes.  In this report, we will look at the months of May and June.

There were six Ryan Homes that sold between May and June.  The low sold price was $$460,000 and the high sold price was $549,000.   The average of all six gives us our new average market value for Ryan Homes in Braemar of $483,000.  That mean over a 5% increase in value since last report and over a 7% increase in value since last year.

Hope you all are enjoying your summer so far.  It’s been a fairly mild one, even though Brandenburg Model by NV Homeslately the typical heat and humidity have been taking over.

It is time for another Braemar Property Value Report detailing sales of NV Homes in our neighborhood. This particular report covers the sales from May and June.  And only homes built by NV Homes.

There was only one sale of an NV Home in Braemar between May and June.  It’s sales price of $520,000 will be what we compare to last report’s average market value and last year’s average market value.  Since both previous values were $550,000, that means values have gone down 5.5% since last report and last year.

It is time for another Braemar Property Value Report, detailing sales of homes in the Heritage Series.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with Yardley in Braemartwo car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were fifteen sales of homes in the Heritage Series between May and June.  That might be an all time record number of sales for one of these reports.  The final prices ranged from $$369,000 to $479,000.  Ten of these sales were the ever popular Yardley model.  The average of all fifteen sales gives us our new average marekt values for Braemar Heritage Series homes of $446,068.  That’s an increase of over 6% since last report, but a decrease of nearly 3% since last year.
