Braemar Property Value Report:  May-June 2015 (Heritage Series)

It is time for another Braemar Property Value Report, detailing sales of homes in the Heritage Series.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with Yardley in Braemartwo car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were fifteen sales of homes in the Heritage Series between May and June.  That might be an all time record number of sales for one of these reports.  The final prices ranged from $$369,000 to $479,000.  Ten of these sales were the ever popular Yardley model.  The average of all fifteen sales gives us our new average marekt values for Braemar Heritage Series homes of $446,068.  That’s an increase of over 6% since last report, but a decrease of nearly 3% since last year.

If you placed your Heritage Series home on the market, priced to current conditions, you could expect your home to be under contract in an average of twenty-five days.  You could also expect a buyer to ask for an average of just under 1% of the sales price in closing cost help.
