If it seems this Braemar Property Value is being published a bit later than normal, it is.  Of course, you can’t miss something, if there is nothing to report, but we’ll get to that in a minute.

Arlington Model Courtyard HomeThis is the Braemar Property Value Report for homes in the Courtyard Series.  Of course, if you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

There were no sales of Braemar Courtyard homes that sold in May and June.  This happens sometimes.  Courtyard homes make up such a small percentage of the homes in Braemar that sometimes you hit a report or two where none sell.  Thankfully, we still have the values from last report and last year for reference.

Let me start with an apology to my regular readers.  This Braemar Property Value Report is a little later than normal.  For the first time in years, I took a week off during the summer.  And of course, any real estate agent will tell you, as soon as you start the 9458 Cromarty Court is Coming Soon.  Will be priced at $415,000 on August 1st (2015)vacation, business goes nuts.  So getting back to work mean doing double time.

This particular Braemar Property Value Report will cover sales of Braemar Carraige homes from May and June.   Carriage homes are characterized by the lack of an attached garage.  Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale.

There were six Braemar Carriage homes that sold between May and June.  The majority were Parkdales, the largest model.  The sales prices ranged from $296,625 to $404,000.  The average of all six sales gives us our new average market value for Braemar Carriage homes of $371,038.  That means nearly a 3% decrease in value since last month, but a slight increase in value since last year.

If you placed your Braemar Carriage home on the market, priced to current conditions, you could expect it to be under contract in an average of eighteen days.  You could also expect a buyer to ask for an an average of 1% of the sales price in closing cost help.

Overall, I would have to say that so far, this summer has been a very mild one in Bristow when it comes to heat and humidity.  Of course, now that we are in August, Allister Model in Braemarthe heat and humidity is ever present.  Unfortunately, this Braemar Property Value Report is being published later than normal.  For the first time in a very long time, I took a summer vacation the last week of July.

It was disappointing to pull the statistics for this report and find absolutely no sales for Arista Series homes.  Of course, if you aren’t familiar, Arista Series homes are the largest single family homes built by Brookfield Homes in Braemar, and include the Allister, Buckingham and Canterbury models.  Canterburys are among the most popular in the neighborhood, but none sold in May and June.  In fact, none sold last year at this time either.  All we have to go on for now is the values from last report.

9704 Kennoway Court sold on August 5th (2015) for full list price of $315,000.When the Sellers of this Braemar garage townhouse at 9704 Kennoway Court called me to list their home, I was thrilled.  I am always excited to sell homes in my neighborhood.  The Sellers signed a listing agreement with me months before they listed.  Their time frame to sell lined up with two of the slower months of the year, July and August when folks are in summer vacation mode.  No matter the time of year, I can get the home sold.

What can make or break a listing is whether sellers take your listing preparation notes seriously.  In this case, the townhouse had some darker colors making some areas feel small and older, and the carpet was showing its age.  New carpet and paint were my recommendations, and when done gave the home a fresh new look.  Since the Sellers did their part, I did mine.  I brought in light staging items to make the now vacant townhouse more homey.  Did it work?  You bet.

The townhouse hit the market on July 12th (2015) priced at $315,000.  That was $5,000 than we had planned on two months earlier.  Comparable sales showed increasing townhouse values in the span of just two months, so we adjusted the list price up just before going active.  The very next day, the home was under contract.  The rest was a whirlwind.  The settlement was August 5th.  The home sold for full list price of $315,000.  And the Sellers helped with a portion of the Buyer’s closing costs.

Carriage homes are among the most popular properties in Braemar, and Parkdales are the largest of them all.   This particular Parkdale is located at 9458 Cromarty Court, which backs to trees.

Like all Parkdales, it has formal living and dining rooms, a Butler’s pantry that connects kitchen and dining room, main level laundry room opposite the Butler’s pantry and a kitchen with breakfast nook, that is open to the family room.  Oh, and don’t forget the main level powder room.  In this particular Carriage home, there are bay windows in both the formal living and dining rooms.  Hardwood floors take you through the majority of the main level.  And in the kitchen you find light and neutral Corian counters.
