There were eleven Braemar townhouses that sold between the beginning of September and the end of October.  The low sold price was $250,950 and the high sold price was $320,000.  That’s quite a range, but there is a lot of variety of size when it comes to buying a Braemar townhouse.  The average of all eleven sales gives us our new average market value for a Braemar townhouse of $288,523.  That is a 1.5% decrease in average market value since last report, but an increase of 3.5% in average market value since last year.

If you placed your Braemar townhome on the market, priced to current conditions, you could expect it to be under contract in about one month’s time.  You could expect to contribute an average of about 1% of the sales price to the buyer’s closing costs.

Today I decided to double up on my Braemar Property Value Reports.  I just posted one for the NV Homes. Ryan Home in Braemar (Bainbridge Model)Now I’m doing one for the houses in the neighborhood built by Ryan Homes for the same reporting period.  I have to tell you, the news is the same.

There were no sales of any Ryan Homes in Braemar during September and October, just like September and October last year.  However, we do have the last average market value from July and August of $452,400…so at least we have more current information in the recent past.

Larger single family homes in Braemar are definitely not seeing the activity that the lower price points are seeing in these property reports.  Does that mean a decrease in value is in the future?  Only time will tell.

Am I the only one looking forward to Monday after this long holiday weekend?  Don’t get me wrong, I enjoy holiday time with family and friends, but I also love routine.  Mid-week holidays always screw up my schedule.  Of course, I also love my job.  I know Brandenburg Model by NV HomesMondays are synonymous with most people of going back to work.  For me, work is a way of life.  Selling Bristow-Gainesville real estate is a truly enjoyable way to earn a living.

When you work as a real estate agent, particularly doing your own marketing, you don’t have to wait until Monday to get work done.  Like today–it is Sunday and I’m preparing more Braemar Property Value Reports.  It beats drowning in the Hallmark movie channel.

This particular Braemar Property Value Report focuses on the sales of houses built by NV Homes in Braemar.  Unfortunately, there were no sales of NV Homes in September or October.  And there weren’t any last report.  We have last year’s average market value of $487,000, but that’s not super helpful.

What I can tell you is that NV homes are not the only ones not seeing lack of activity.  The Arista Series homes, similar sized homes built by Brookfield Homes and Ryan Homes, are also seeing lack of activity.  What becomes of this lack of activity for these larger homes will only be seen when we do finally see closed sales.  Right now, I’m seeing price reductions on larger homes listed in Braemar.

It is a gray Saturday in Braemar.   And according to Accuweather, it’s going to start raining in about 60 minutes.  That’s what I love about Accuweather.  They commit to forecasts and they are rarely wrong.  They give me their expert forecast down to the minute and not leave the interpelation up to me.  That’s what I do here with the Braemar Property Value Reports.  I compile Yardley Model in Braemarthe data and break it down for Braemar home owners.  Leave it to a full-time, top producing real estate agent like me to give you the low down on our local market.

This particular Braemar Property Value Report focuses on sales in the Heritage Series. Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

Two Yardleys sold between September and October.  Yardleys are, without question, the most prevalent of the Heritage Series floor plans in our neighborhood.  Both sold for exactly the same price–$430,000.  That makes this report easy.  Our new average market value for Braemar Heritage homes is $430,000.  That is over a 2.5% increase since last report, but over a 4% decrease in average market value since last year.

If you placed your Braemar Heritage home on the market, priced to current conditions, you could expect it to be under contract in an average of 72 days.  Our marketing time has definitely been increasing as we move through the year.  You could also expect to pay a smidgeon of closing cost help to the buyer.  The average closing cost contribution was 2/10th of 1% of the sales price.

Hope everyone enjoyed their Thanksgiving yesterday.  It was a gorgeous day to kick Arlington Model Courtyard Homeback and enjoy the company of friends and family.  Today, instead of braving the busiest shopping day of the year, I am churning out another Braemar Property Value Report.  This particular report is detailing sales of homes in the Courtyard Seires.   If you don’t know what a Braemar Courtyard home is,  allow me to explain. Courtyard homes are one of three different floor plans that share a private courtyard driveway and have limited outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

There were three Braemar Courtyard homes that sold between the beginning of September and end of October.  The two highest sold prices ($396,000 and $410,000) were Arlingtons.  The lowest sold price of $360,000 was a Clarendon.  The average of all three gives us our new average market value for Braemar Courtyard homes of $388,667.  This marks a 5% increase in average market value since last report and nearly a 7.5% increase in average market value since last year.

If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to be under contract in an average of two weeks.  You could also expect to contribute an average of nearly 1.5% of the sales price to the buyer’s closing costs.

As I type this Braemar Property Value Report it is the day before Thanksgiving.  I can just imagine the hustle and bustle going on inside the various homes in our community, prepping for tomorrow.  Some may be 9458 Cromarty Court  sold for $395,000 on October 30, 2015.getting side dishes ready to take to a nearby gathering, others may be preparing for the big meal to be hosted at their homes.  And of course, there are those that may be packing up bags to travel a longer distance to see family.  No matter what you are doing, I hope you enjoy your holiday.

Before I go prep the side dish I will be taking to a family gathering tomorrow, let me fill you in on what happened in September and October with respect to Braemar Carriage home values.  Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale.

Unlike some of the other types of homes in Braemar that have not seen any recent sales activity, the Braemar Carriage homes had seven sales between September and October.  The low sold price was $345,000.  The high sold price was $399,000.  The average of all seven gives us our new average market value for Braemar Carriage homes–$377,429.  While that is just over a 2% decrease in value since last report, it is nearly a 3.5% increase in average value since last year.

Instead of braving the grocery store two days before Thanksgiving, I am sitting at my Allister on the market in Braemar as of 11/24/15 for $480K.desk putting together Braemar Property Value Reports.  There is little more frustrating than the grocery store derby that happens in the run-up to a major holiday.   It is an absolute frenzy.

So let’s talk Braemar Property Values in the Arista Series homes.  Arista Series homes are the large, single family homes built by Brookfield Homes.  The floor plans are:  Allister, Buckingham and Canterbury.

Unfortunately, there were no sales of Braemar Arista Series homes in September or October. That means I have no average value to report to you right now.  However, it seems looking to last year and last report that values for these larger homes in Braemar may be softening.

Braemar Property Value Report:  September-October 2015 (Arista Series)

As I type this report, there are four active listings for Arista Series homes in Braemar–two Canterburys and two Allisters.  Their list prices range from $480,000 to $564,999.  Right now, between the four listings, their average days on market is 108 days.  The lowest marketing time to date is 52 days.  Mind you, these are not chosen yet, so the marketing time is going to increase.  There is one Canterbury under contract.  It was priced at $475,000 and was on the market for 37 days before it went under contract.  We’ll have to wait and see what becomes of these listings before we have another current market value to report, so stay tuned.
