Braemar Townhouse Under Contract in November!
If you think spring is the only time you can sell a house in Braemar, allow me to expand your way of thinking. The fall market in the Bristow area is like having a second spring market. The fiscal year for the Federal government, our largest employer, starts October 1st. That means raises for many and new jobs created for others. Not many real estate markets have this fall advantage like we do. And it rolls right into what I call the “Home For The Holidays” mindset.
Maybe things didn’t happen as fast as I would have liked, but this two bedroom, end unit townhouse in Braemar hit the market on September 26th priced at $275,000. The home was nearly completely renovated. New carpet, fresh paint, new kitchen appliances, new HVAC, new hot water heater…even new lighting and plumbing fixtures. It was about the most move-in ready home I had ever listed. However, the fact that it was two bedrooms didn’t seem to have it on many buyers’ radar.
After a little more than a month on the market and a few buyers checking out the property, but reluctant to make an offer, the Seller and I chatted and decided that lowering the price to $265,000 was what needed to happen. Recent sales in that last month showed a slight decline in values. That was November 1st when the price change took effect. On November 14th, it was under contract with a Buyer anxious to be “home for the holidays.”
